Everyone seems to focus on upgrades etc forgetting that the most important should be the structure of your future home. We just finished frame stage and our inspector found a lot of issues with the slab and the frame and frankly speaking I am quite disappointed with carlisle quality. Maybe they have too many jobs and that's why the hire whatever trades to do the job ? Just a warning to all of you , spend extra few hundreds bucks and check every stage of your house. It's like buying "Great Wall" cars , they look good from outside but God only knows what they have hidden inside. Don't do that mistake. Making sure the structure is solid and as sound as possible is also our priority. Everytjing else is cosmetic, and while thats important too, it is definitely secondary to the slab and structure. Do you mind sharing what independent inspection company you went with? We are currenly shopping around for one with a good reputation. Thanx and good luck with your build. I didn't expect to have so many problems with Carlisle reading all the reviews etc Seems like even the most trusted builder with excellent customer service can't be fully trusted and it's a pity for all the customers that thought that going with Carlisle was going to be stress free experience. There are probably hundred of carlisle's customers leaving in a "la la" word not knowing about all the defects hidden in their houses. Totally agree, our build so far has been very disappointing, frame & slab issues, just pure incompetent work. We are having our frame inspection this week & there are clearly a lot of complete stuff ups. The whole experience is to the point that I don't even want to go and look at my house being built anymore, just one disappointment after the other. I definitely think it's peace of mind though. The inspector Carlsile used picked up a number of issues with my frame but this was all rectified. Things like missing nails, wood that had been damaged, woodwork that was out of alignment. After seeing the markings made by the inspector I was concerned and took photos but I returned to site a week later and found all these things were fixed. Hi how much does it cost to get new homes inspectors to check each stage??? check their website - they have their prices on there depending on size of home etc. I used them for our build and would recommend them. They did pick up quite a few things but nothing major. I have seen much worse reports come back from very expensive custom builders as well so i think its an industry issue. While carlisle may be the builder it is the trades that actually build the house. Carlisle also rely on their own "independent" inspectors to pick up non-conforming trade work and in my build picked up a few things NHI didnt. Keep in mind a house build has a million parts to it so you can never be too safe on the inspection side of things. If you dont wish to pay for your own inspector you are allowed to inspect your own build yourself and question anything before you pay for that stage - also ask the SS whether their "independent" inspector has been out and what items are being rectified. Hopefully someone could shed light on this. We already have signed the Building contracts and have the Loan approved by the bank as of last week. Lets say my loan was approved based on a contract of 300K for the build. Due to some variations and cost cutting, i have managed to get the Price to 295K. Since the bank has approved for a 300K loan (docs signed and just waiting for the build to start). What will happen to the 5k surplus? I was told that it is possible that the Bank would credit the 5k into my Account, and to be used after the build, is my Broker correct when he told be about this scenario? Thanks!
