For all others there is no guarantee of getting the offer…. the first 120 applicants getting the offer is a myth. If you are not an Integral Energy customer then you will need to check with your electricity provider if they provide a buy-back option for solar electricity, if not you will need to switch back to Integral Energy to take up this offer.

The design guidelines require dark roof tiles (guidelines PDF page 24 - charcoal gray, ash, ebony and silver gray or similar colours), already houses have been built completely disregarding the guidelines (red/orange roof tiles).

Also, in regard to landscaping, you need to have a plan that passes their guidelines as well or else the build application won't be approved. It's my understanding that you should generally comply because they have the right to turn up at your doorstep and ask you to change the colours. Everything in the guidelines, including colour schemes, is in your land contract which is binding. A bit more than the previous release? Will be interesting to see what they do with their land prices in the near future, I think they'll gradually increase once the suburb is more established. I'd actually prefer to get a block around that lake down the Schofields Rd end of The Ponds, that would be perfect, but it won't be available for at least a year and a half. I have a feeling the 15m frontage will be 280k, 16m frontage 290-295k and then there are 3 18m frontage which i think will go for 305-315k and a couple of 20m frontages which i think will be top end.
But this is just a feeling based on the prices we got for the last land release. approx 16 blocks are from 500-575sq. 4 blocks - in 600sqm. rest are in 450-495sqm mark.
