@John_M Thanks for explaining in detail. Reading your post and discussing it with the builder, we are thinking of going with preliminary tender. I will ask the agent for the compaction certificate if it is ready. We will need a drop edge beam as our plot slopes approx. 1.5m from back to front. And john did you got your land surveyed independently ,if yes, do you mind telling how much it costed.

The cost of the survey was included in the $1000 tender fee with our builder (Elderton). I would check this with your builder also.
Going back to the Compaction Certificate, it turned out that we didn't need this since when I asked the developer about it they actually came back with the overall land survey with soil classification. So, in simple terms - just ask your developer for the survey report showing the soil class. Then you can put that to your builder and, together with the cost if dropped edge beam, have a reasonable idea what your main site costs will be.
