Browse Forums Building A New House Re: Anyone else building in North Kellyville? 30Jun 28, 2012 10:05 pm really daveinthehills? that's also what I heard from our builder yesterday (that it's going to be registered today) but we have yet to officially hear from Castlehaven. this is good news! Re: Anyone else building in North Kellyville? 31Jun 29, 2012 2:09 pm Hi all! I've just joined the forum. My wife & I are also moving into the same site as you guys - Lot 203 in particular. I'm a first home buyer and am quite new to all this, so all this is a bit daunting, whilst exciting at the same time. We're looking to build with Eden Brae and had our first Tender appointment but were quite shocked with the additional costs - Spoil removal (excludes rocks), additional costs on top of the H class slab, garage drop due to slope, etc. Has anyone come across the similar costs? Any info is appreciated!... Cheers, Leo Re: Anyone else building in North Kellyville? 32Jun 29, 2012 6:28 pm Awesome news daveinthehills & Rix. Looks like you guys will be cutting dirt before we know it. We are still going backwards and forwards with solicitors and have yet to exchange on our lot. Seems the plot we are after is yet to be DA approved (which is a worry) How do i know we are going to get what they are offering us. Also the Sunset clause is 15months from exchange which means we wont be stating to build before the year and a half (touch wood) which suits our need anyway. Will keep you guys posted on the outcome. Leo 5, Welcome. Generally site costs are extra over the standard house price as it is relevant to your specific plot. What sort of m3 of spoil are we talking about? Have EBH given you a m3 rate or lump sum price? Cheers Re: Anyone else building in North Kellyville? 33Jun 29, 2012 7:10 pm Hi Leo, welcome! We are at 206, and with beechwood our Garage drop didn't cost any extra. We are trying to minimise it though, as we want internal access back. Also didn't have any rock removal or anything - I can't see how your block is that different from mine. Shop around Re: Anyone else building in North Kellyville? 34Jul 01, 2012 11:29 am We are building on Lot 210 Murrayfield. Would be great to touch base with people moving in close by... PS: Hey Dave! Hi glendenningj - who are you building with... building soon? daveinthehills Yay. Land is registered! let the games begin! Not sure what to do now, but I will be calling my lawyer, builder and mortgage broker tomorrow. daveinthehills - my builder said that land still didn't get registered last week... hoping this week again (for the nth time!) kahell Hi Rix and Pepe, Good to meet some more North Kellyvillers. We have bought a block on Murrayfield avenue and are planning on building the Majestic 40 by Wisdom. We are still waiting for our tender so have a long way to go. Good to know all you guys. Leo5 - welcome! Hope you're able to shop around/meet some more builders for quotes. Re: Anyone else building in North Kellyville? 36Jul 01, 2012 11:07 pm yeah I think I got false information about the registration. Spoke to them again and it was some DP number they had, not quite there yet. I got told to put the lawyer on notice. Re: Anyone else building in North Kellyville? 37Jul 02, 2012 11:20 am thanks everyone for the help!. we went to Masterton this weekend as they have a free Tender promotion going on. Will see how that goes. Pepe - EBH have given a lump sum for the spoil removal which turns out to be approx $11/m2. On a 514m2 lot, it results in costs i'd rather spend elsewhere. I've also been advised I need to get a High Impact plastic water proof membrane to underside of slab (on top of the H-class slab). daveinthehills - yes, from what i remembered, the slope at the front of the lot for our area is quite similar which is why i'm wondering why EBH are charging so much to get this done. This may well be true but I just need to make sure that we're being charged over the top because I'm new to this. This Forum is really helpful!..
