Re: HIA Build Contract without updated plans 4Aug 20, 2019 10:40 am Aga Hi, My builder has sent us the HIA build contract for us to sign but the construction plan included was only standard. They just included the separated upgraded plans (i.e. Sitting room upgraded to Guest Room plan). It's not consolidated in one construction plan. I requested for them to give us the updated construction plans incorporating all our upgrades. They got back to me saying that we need to sign the contract first and make another deposit then they can proceed doing our final construction plan. Has anyone experienced the same? Is it legal and safe? Thank you! Don't sign anything, until the plans/engineering have been updated and checked. Is it safe? Final drawings or plans can only be done with all the potential changes after prestart. Is it normal? Re: HIA Build Contract without updated plans 6Nov 08, 2019 3:42 pm No, That's not normal Caveat Emptor and I'd say you may be up for the unwanted and dreaded "building trifecta" in 1. getting ripped off with VOs 2 .not knowing what you're getting if things are left out 3. getting a non compliant or defective build due to lack of details, poor CDs,etc The pendulum has swung back in favour of the battlers and punters Take your time make sure all drawings and documents are 100% Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: HIA Build Contract without updated plans 7Jan 17, 2020 11:02 am Signing contracts before prestart is a standard in WA, the reason being is you need a contract for financial approval. I dont know of a builder (in WA) that does it any other way. Whilst it should include a full set of plans it isn't required, so long as the correct version of the plan is included.
