Browse Forums Building Standards; Getting It Right! 1 May 15, 2018 3:06 pm Hi everyone We built a couple of years ago (possession two years ago next month). Our house is currently under offer. During the pre-purchase process, its been found that the path and driveway are higher than 75mm beneath the termite barrier, which makes it non-compliant. This means you may not be able to see a termite trail (although the weephole has sufficient clearance). The driveway etc was all laid by the builder as part of the building contract. Do we go back to them and ask that they remedy it? I'm just not sure where we stand with this. Appreciate your thoughts on this please Re: Non-compliant work found 3May 15, 2018 9:55 pm Your builder is definitely responsible for fixing this. Re: Non-compliant work found 4May 15, 2018 10:17 pm Are you in termite declared area? if so open up your meter box and see the termite protection notice. What type of system was used? When I went to trithors website, it stated the builder is responsible for ensuring we have an understanding the the warranty those conditions (annual inspection for example). I've gone through all handover documentation (I've kept everything in a dedicated house box) and we have nothing at all from the builder about annual inspections and ongoing maintenance. So, an inspection should have been completed last year but never was. One would have expected a reminder notice or something from the pest people??? Evidently the address is just listed as a lot number, not an actual postal address. Its so frustrating! Re: Non-compliant work found 6May 16, 2018 4:06 am The 75 mm termite inspection zone would not work in your case because you can't see the slab edge, only masonry. Have a look at your elevations, it will show the level of driveway in relation to the house, your garage slab should have been set down if you were to rely on the inspection zone. The fact that chemicals were used tells me zone is not relied on. The termite system certificate will tell you how long the chemical will last.
