Browse Forums Windows & Doors 1 Dec 08, 2022 8:14 pm Hey guys. So not long ago I discovered a patch of wood rot in the right hand side of our window sill. The window is a Bradnams aluminium frame sliding window. We had some wind driven rain about a week ago and I noticed water droplets forming on the underside of the frame where the horizontal and vertical frame sections meet. I had a guy come out and have a look and he said that the gasket between the frame sections had to started to go brittle and crack (Which it had), and said all I could do was peel out the old gasket and seal the join with a bead of silicone sealant. I'm hoping that this fixes the leak and was wondering if anyone else had a similar problem and how they dealt with it. Yeah the weep holes are clear and the track and everything is clean so water has plenty of oppurtunity to run out. Im going to wait a few days for the silicone to fully cure before I shower the closed window from the outside and see what happens on the inside. Re: Sliding Window Frame Leaking into Sill 5Dec 12, 2022 1:21 pm Before you do that, block up the weep holes put some food dye in the corner of the sill add water to fill the sill and see if it comes through internally. The window frame isnt leaking from the same place it was last time and not nearly as bad but there still is a bit of water ingress. Theres water in the deeper join underneath the frame and inside the sill area. You can also see theres a black rubber seal of some sort in there? I wonder if this is turning into an insurance job now, as it seems the only real fix would be to remove the window frame and install a new one. Thoughts? There doesn't look to be any rebate in the slab to prevent water from scooting under the window. AS4654 is the Australian standard to look at/refer to. They have… 1 10421 This is 100% true.
