Browse Forums General Discussion 1 May 20, 2009 9:58 pm Hi everyone Just wondering how many people have opted (or had no choice) but to go the standard facade with no render etc??? I never even thought to ask and found out tonight that I really don't have an option for render etc unless I want to pay out of the nose for it. I don't think I've seen a newer house in the estates with just brick, no fancy stuff. Will I really stand out? Will it just look plain boring? lol It was suggested that I do a weekend course on bagging/rendering and consider doing it myself later on. Thoughts? It's nice to be different anyway and not like all the other houses around you. We have a covenant that says we have to have some render to fit into their vision of the estate lol. I think we will just go for the one piece over the front window section and the rest brick. Not sure why, Ive thought about this before and I think it might be because the modern no eaves look which tends to go with rendered houses, is not practical in our hot climate or perhaps country folk are just more conservative in style Anyway we chose to have just face brick and we are happy with that decision, our house is not ultra-modern in style, just my preference, nothing to do with cost (although render is expensive ) Re: Standard facade - no render etc 7May 21, 2009 10:29 am We have actually decided to go no render and instead upgrade our bricks to Cat 6. We figured everyone would have render and we wanted to be different and we have eaves to all around the front. Go no render i think it will look good! I think alot of people who have part or full render to their facade either chose to do it or was told to do so by their estate guidelines. We chose a cat 1 brick which we really love, so sometimes you dont have to upgrade to the the bricks or look that you want! Rendering is so expensive, we could probably afford it but would rather put something extra inside the house instead. Also, rendering will require some maintenance in the future, so we figure a tiny section on the front is easier to maintain than an entire house or even the front facade. I think brick can look great, providing you choose a nice overall colour scheme. Re: Standard facade - no render etc 10May 21, 2009 11:20 am I'm having a little bit of render to the front, around 1/3 of the facade. But I'm only getting it because it was free with my builder PD. I wouldn't bother if I had to pay for it. I love, love, love my brick as well and would have been really happy to see it all brick. I leave you to fend for yourself, figure things out yourself. Mainly because I couldn't decide on the colour! But also, decided that is something we can add later if we think the facade needs it. We did have to get this past the developer as the preference was for a mix of materials on the facade, but they were pretty happy to approve. I had lots of trouble choosing brick, but I love our brick (was Cat 5 and about $2500 to upgrade) and am happy with the look now. I think once landscaping done all will be good. There went $5k They talk about housing affordability and sustainability and yet it's okay for there to be covenants that force people to spend money on additional materials that they don't necessarily want just to meet someone else's vision of the ideal streetscape? I'm not against covenants, I wish they'd have some practical ones though instead of such superficial ones. I do love rendered houses, and I've seen some lovely ones with brick and render, but some of the ugliest houses I've seen have been brick and render. I love how some plants look against render and I love the wall decorations you can put on rendered walls. I've tossed around the idea of getting this place rendered, and I think it would look great, but in the end I don't think I'd want to spend the money, I'd be worried about future maintenance (just what would that involve?) and I really like the bricks we chose (not an upgrade either). Lots of really nice homes were built before render became trendy and eventually brick will probably be trendy again. I wouldn't lose sleep over having a brick house in a street of render, as long as WE like it. Our previous house was a contemporary in a street of federation. I might lose sleep over the mortar though. We were given a list of addresses where our brick was used and wow, what a difference the mortar makes!
