Browse Forums General Discussion 1 Jan 13, 2023 5:38 pm I was wondering why box gutters are not allowed to have a change in direction in them? Are you able to direct your builder to still complete one which has a change of direction? Re: Box Gutters - Australian Standard 3500:3 2Jan 14, 2023 9:29 am I'm not sire why, but you will not convince your builder to do something that is expressly prohibited by the standards or any regulations. The builder has a warranty to maintain and won't be shooting themselves in the foot by disregarding those standards on purpose. Re: Box Gutters - Australian Standard 3500:3 5Jan 14, 2023 10:17 am Correct. My original question was asking why they don't allow for a change in direction? Re: Box Gutters - Australian Standard 3500:3 7Jan 14, 2023 12:14 pm Newcastle373737 Correct. My original question was asking why they don't allow for a change in direction? Box gutters by there very nature leave no room for failure. If they overflow then you have a water issue inside the house. A straight run will have one or maybe 2 ends that you can build in some overflow protection. As pulse mentioned as soon as you put in a corner (I assume 90⁰) you raise the potential for a blockage and a major failure with absolutely no way to protect yourself. The flow of water also needs to change direction which isn't a good design. You are asking for trouble. It may not happen straight away but it is pretty much guaranteed that at some point there will be a failure and it will be expensive to fix. I'm amazed that any house design would incorporate a box gutter like that. It's pretty much a design principle 101. Thanks for the response. This is basically what it would look like (sorry not to scale). I'm guessing the sensible thing to do would be to keep it straight from where the building line steps out and add a roof on the other side that drains in. The plumber "does it", not the builder and doing something that isn't to compliance not only affects his plumbers insurance, he cannot sign off on the work plus he would be exposed to regulatory disciplinary action for doing non compliant work and not issuing a COC. The only solution is to commission a "Performance Solution" that meets the performance requirements of the PCA (Part 3 of the NCC) and certified by a recognised industry expert. I am far from impressed by what the builder is quoted as saying. 3in1 Supadiverta. Rainwater Harvesting Best Practice using siphonic drainage. Cleaner Neater Smarter Cheaper Supa Gutter Pumper. Re: Box Gutters - Australian Standard 3500:3 10Jan 14, 2023 3:37 pm This is what he has referred - HOME BUILDING ACT 1989 - SECT 18F Defences 18F Defences (1) In proceedings for a breach of a statutory warranty, it is a defence for the defendant to prove that the deficiencies of which the plaintiff complains arise from-- (a) instructions given by the person for whom the work was contracted to be done contrary to the advice of the defendant or person who did the work, being advice given in writing before the work was done, or Re: Box Gutters - Australian Standard 3500:3 11Jan 14, 2023 4:16 pm That does not allow a plumber to do non compliant work which also entails not issuing a COC within 5 days of the completion of that work. 3in1 Supadiverta. Re: Box Gutters - Australian Standard 3500:3 12Jan 14, 2023 4:31 pm Right so the work has to be completed by the plumber not the builder and there is no way they could or would or should sign off on it? Re: Box Gutters - Australian Standard 3500:3 13Jan 14, 2023 5:15 pm The plumber has to work to code.and issue a COC. A directive by a builder to do otherwise is not a defence. The NCC is a 3 Part performance based document with the provision for developing a Performance Solution provided the Performance Solution meets the Performance Requirements within the NCC and a couple of other clauses. A certified Performance Solution can be signed off by the plumber and you will have a full warranty. There is a lot of information online about Performance Solutions. Re change of direction, this also refers to side drain outlets no longer being compliant. A few years ago, a Homeone member found that their Metricon home had non compliant box guttering including side outlets.Metricon had been installing non compliant box guttering to numerous houses for about 2 years at that stage. The worst part was that their plumbers, site supervisors, architects, building surveyors and the owners building comsultants were all none the wiser. viewtopic.php?f=1&t=94765 3in1 Supadiverta. Re: Box Gutters - Australian Standard 3500:3 14Jan 14, 2023 5:28 pm Thanks for all the information. Extremely helpful. Am I correct in saying that the storm water (gutters etc) need to be completed by someone that has a roof plumbing license (NSW)? The builder can't just do it himself? Re: Box Gutters - Australian Standard 3500:3 15Jan 14, 2023 6:20 pm Absolutely. It is regulated work and plumbers can also only perform the work for which they are licensed but there are some variances within the States re roof guttering and stormwater. The Department of Fair Trading controls plumbing regulations in NSW. 3in1 Supadiverta. Rainwater Harvesting Best Practice using siphonic drainage. Cleaner Neater Smarter Cheaper Supa Gutter Pumper.
