Browse Forums General Discussion 1 Jan 04, 2021 7:25 pm Hi All, I'm looking for some feedback on a possible solution for my balcony drainage issue. I have a newly built 2-storey house with a balcony on level 1 facing the street. Note I bought the house of the original owner who had this built by the builder. The stormwater drainage solution that has been adopted for the balcony is to have it simply drain and run off the edge. There appears to be sufficient fall on the balcony to get it to the edges, but it does not fall to a specific point where it could be picked up with a downpipe. Unfortunately, the builder did not provide an edge, drip tile or drip trim/edge or similar. As a result, the external facade is getting stained quite badly. This issue is not helped by a big gum tree in front of the house, with leaves on the balcony adding to the staining. Apparently this is not a non-compliance with the building standards (I have checked with hydraulic engineers), but simply a 'bad design'. I have seen drip edge trims online, but these seem to have to be installed underneath the tiling. I would prefer not to have to rip up the tiles so as to not affect the waterproofing underneath. I also would prefer not to have to redo the entire balcony to get it to drain to a downpipe. A solution I have though of is to provide a horizontal angle trim along the perimeter of the balcony so as to ensure rainwater draining off the balcony clears the external fascia before falling down to below. Possibly in aluminium and fixed to the vertical external side. Some concerns include ability to safely fix it to the vertical tiles (danger of falling onto someone approaching the house) and the question whether this will actually work? And would it prevent staining? I have attached a few photos (they somehow always appear upside down on here, no matter how I upload them). Does anyone have any insight into this type of work? does anything proprietary exist on the market? Any insight/suggestions would be much appreciated! Fitted an aluminium angle underneath the tiles, which sticks out 50mm beyond the balcony edge, with the angle facing down. Water now runs off the angle and keeps mostly clear of the external brick facada. Only in big downpours does it still get wet, but so does most of the house facade.
