The Y7-9 school in The Lakes feeds into the senior campus as well, and the 572 bus goes right past both. My kids have done very well at MPSC - their music and languages programs were something we were very impressed with. My eldest got to go to Germany at 16 on an exchange program. He went on to do his Bachelor of Business at Swinburne, majoring in marketing and at 23 he's just been offered a sweet $70,000 a year sales job; not bad for a kid. My second boy excelled at Music Performance and Music Industry and is now studying Sound Production at RMIT (as well as winning awards and performing at the Espy with the band he formed at school). My youngest is in Year 10 and is doing fine too. People in the area whose kids don't go there seem to have a negative opinion of the school for some reason, but we've never had a moment's worry with our boys. Re: Ladies and Gents, step right up! I know a couple of kids that go to Mill Park Kek, and it is a good School, they are doing really well. My DS wants to go to the same School as his nephew, yes nephew, my Daughter has a Son four months younger than my DS, and they are so close. So it will more than likely be Greensy or St Helena. He also has alot of friends going to Greensy, he played football at St Damiens up until we moved here and also went to School with alot of kids going to Greensy. Re: Ladies and Gents, step right up! I agree. but after going to so many builders i'm just not getting what i want in my house unless i'm ready to dish out around the $400k plus mark. it is very discouraging and has put me off the entire builder process. I'm no tradie but have done a certification in general construction and carpentry. I'm an IT guy(come from India, you see ). Im pretty sure this is going to be challenging but I probably will have to give it a go... What does your husband do btw? i might need his services as well better to build good contacts now! From what I can see, we would have paid roughly what we would have with a builder (maybe a little more?) to build a similiar sized home, but with a lot less "extras" such as raising our house, double glazed throughout etc We couldnt have afforded to build our home with a builder - Im sure we'd be looking around $480k+ just to build. Hubby is a cabinet maker - kitchens, laundries, vanities, wall units, wardrobes etc My advice is to try and get finance first and see how much you can get - its been pretty hard lately. We managed to get a line of credit from a commonwealth branch, after being turned away by another branch sorry didnt reply earlier!! just came back from a holiday in SA. we did go to intellichoice and after prelim enquiies,they feel confident of providing us with finance(we'll be applying for $350k). mind you, that doesnt mean we have it yet. the process to pre-approval itself will take about 2 weeks and $550. so we need to think hard and exhaust our options before we can consider OB. we have so far been to 4 builders: National Builders, Henley, Quantum and Simonds. they have each given us quotes between $380k and $440k for a house as close as possible to what we want. Obviously the $440k quote had 95% of what we wanted and $380k had about 80%. Our land has some fall as well so site costs are what is driving our budget through the roof. Our budget was(and i say WAS as it has to be revised after every builder visit!) $350k. Im going for the Home Expo this weekend to see if there really is a better way to get what i want without crossing $400k mark. FYI, looking to build something similiar to the Henley Exclipse Q1 with all bells and whistles (timber floor, ceaser stone etc).: http://www.vic.henley.com.au/#/House/clendonvale/79/ so thats' the long and short of it. i think in the next week or so i should come to a decision on 'OB or not to OB'. But thanks for your input anyway. are you close to the Ridge? thats' where my land is. ....the house im looking to build will be double storey and approx 42 squares. will require timber floors, 2 master bedrooms(one downstairs and one upstairs) ceaser stone bt to kitchen and baths(atleast 20mm thick) and many other items which i dont want to bore you with.. so just trying to get an idea to see if $350k is a good budget for such a house. any feedback will be welcome!

They are now used by Stockland as their primary fence builder in the area after all the drama of the previous ones.. I received a quote from them last week for the required Mernda villages fencing, came to $75.09 a meter and they will split the invoice between adjoining blocks for a $27.50 fee per neighbour.
