Hi all...
Nothing has happened since CP for us. Our SM said he is waiting for the gas to be installed before he can complete the rest of the items from our outstanding checklist.
Anyway hoping that we get gas soon and we get handover pre Christmas.
Keeping our fingers crossed as have to get things organized like concreting etc.

An update ...we were pretty happy with the walk through almost all of the items we raised at CP have been addressed, fixed like chipped tiles changed, paint re rolled, stacker door changed etc. The ones that are not done were ...our stair color ...they are saying its the colour we chose but we went to studio M n it did not match the colour we were shown. Hope they fix it. Also at CP we could not check the balcony as it was being tiled. The tiler has scratched the powder coated door really badly....hope they will either replace it or fix scratches....not sure how scratches can be fixed.
We still dont have gas so all the appliances have not been fixed awaiting gas. We will call AGL again today to find out what the delay is. Anyone has any advise for me ....this is going to delay handover as cant get occupancy until gas is in, cant get bank valuation without occupancy.

That's great news that the majority has been fixed. Good luck with the remaining issues. Hopefully gas doesn't delay you too much
We followed up with the gas provider and today we got our gas line in ....yay!!!!
Now for the meter to be connected. Hope it will be as per their 2 day SLA. fingers crossed !

Our gas meter was in Monday so it got installed the next working day which was really good. Now hope M are onto the Occupancy cert as that is required to get the bank valuation going.
Does anyone know how long this takes for the council to provide. Do all the appliances have to be fitted for it?

Ok thanks although I'm sure it's too late for us to get handover before christmas since even if we receive it today it will take 7 business days for bank inspection valuation and final payment. Does anyone know whether M finishes any work pending after new year or does everything shut till late Jan? Early Feb?

Occupancy Permit is issued by the surveyor, not the council... Ours was issued subject to me sending a photo of some shade cloth on a fence to the surveyor... LoL

Thanks Drew...was'nt aware of that ..just assumed Council provided that. We have so many things yet to be fixed we will probably get this all done post Christmas and well into Jan. Ah well it is what it is. I would rather get it all done properly.

An update.. the site clean appears to have been done over the weekend. But does not look too good. What were peoples experience with Site Clean and did u push back n did M do a good job later?

What havent they removed?

In my experience all the bark around the slab gets left. We pushed for them to remove all the dirty fill they'd spread but it took a serious complaint about OHS etc to get it done.
We got our Certificate of Occupancy....Yay....now have to wait to inspect all defects are fixed. We have a few mortar issues, chipped tiles, bloated door bottoms, junction boxes missing, paint defects, stacker door rollers missing, rainwater tank to be fixed etc.
Did you all get a Notice of Completion and then you went on site to check as stated in the contract before handing over the cheque?
Can someone tell me what a Notice of Completion looks like? Approximately how long between OC and handover? So nervous and excited at the same time!

The certificate of occupancy - I guess that would be interim one, not full one as it looks like you don’t have landscaping and driveway yet, right?
My understanding is you get an interim cert if driveway n landscaping aren’t done, then get full certificate after they’re done.

We got full occupancy without landscaping.
Same, certificate of occupancy in Victoria is about the house itself, not the house and surrounding gardens.

Some estates have a landscaping requirement in their covenant though

An update
1. All missing junction boxes installed.
2. Mortar dome
3. Stair rail colour stripped and redone with the correct colour. (This was finally done!)
4. The gap in the range hood will be covered.
5. Paint touch ups underway
6. The tank and external and internal cleaning will be done today.
7. All the electricals will be changed to Clipsal post handover. Thanks blackcat20 for pointing this out so we too checked ours.

The banks valuator came yday but ...came much later than he stated so he did not meet SM and therefore did not do the inspection/valuation.

SM said handover could be next week subject to the bank.

Keeping our fingers crossed!

Good morning,

Could you give some advice on fixing invoice deferrment.

I have received lockup invoice around 10 days ago. Yesterday they sent me fixing invoice.

As per contract Lockup- The stage when a house external wall cladding is installed, eaves lining and rooof covering are fixed.
Not sure if I am understanding this clearly. In fact, the house is only wrapped up on the upper floor ( there is still this blue foil around the house and visible from outside). Brick work is not completed.

As per contract Fixing is -Architraves....basisns, troughs, sinks, cabinets and cupboards are fitted and fixed in position. Attached garages, front porticos and carports completed.
Out of these no basins sinks troughs are done..garage in not completed.

I have written to Receivables team (from whom I got invoice) stating that the construction has not reached the fixing stage and to withdraw the invoice and reissue when the works are completed.

What are your inputs please.
Which method have you chosen, Method 1 or 2 ?
Pls review the description of what needs to be completed at per the method u chose.
For lock up we too had a similar issue and had to inform AR that the work as per contract definition was not complete and we copied in our BSC and SM. Once we got an email from SM confirming that the stage was not yet reached, we informed AR that we kept the invoice on hold until the items were completed and the SM sent another email that stated they were complete and then we checked and paid. From memory our flooring was not laid so that stage was not complete.
