also if your build is coastal durability will be a major issue

The builder will try to select the cheapest option since the repair cost is coming out of his pocket/Profit
your engineer will need to build up a case for repointing based on strength & long term durability (as per AS3700)
In Extreme cases some portions of the wall may need to be replaced, strengthen,etc,etc
Sylve Just curios, was masonry covered in your engineering details & notes?...the builders notes are generally useless

Thanks that explains the cracking of brick panels between the articulation joints? .. please put some photos up of the location as panels may need to be fully replaced

I'll take pictures of all the bricks that are cracked

Builder is now wanting me to do a PCI walk through and said they want us to meet onsite with construction manager and supervisor and a new brick layer and show them what we want fixed ....
I'm concerned as they want me to sign some paper
Can you recommend what's the best step to do know or a professionals advise on this brick mortar defect ?

We are eager to sort this brickwork issue out with you and request a meeting on site to discuss the area in question so we can have these reviewed and rectified accordingly.

Not from what I've seen in your photos..although you will need to look at the wall loading to say otherwise

How is repointing going to overcome structural weakness in the body of the mortar?

You will need to provide evidence, calculations & proofs of tensile and bending Stresses, Failure, etc
The hand calculations are very complicated/difficult ..enter FEA/multiphysics software (Time based simulations) and there are now provisions for such in structural codes.
Here's what the battlers & Punters need to do
1. Get copies of all engineering specs,data,etc. Have the engineering independently inspected
2. Take photos of non compliance and future anticipated problem areas before they occur
3. Advise the builder of consequences of his failure to act, non-compliance and anticipated remedies
4.The evidence matches the simulations over time
5. It then becomes a Waiting game... There are lawyers & Engineers that specialise in such cases

I prefer the repairs and less confrontation methods...... before the messy court cases

Its the flashing and is normal. Some builders cover them up others just leave them handing. You can cover it up with an aluminium bracket or ask the builder.
