Wall around ensuite shower swelling

Hi All,

I have shortlisted a property I am looking to purchase.

I can see swelling near wall around the shower area. I also see some black mold around the tWhat do you think is happening?
Also the shower drain has moved further down which is a issue.

How can this be fixed? Is it costly to fix?
