You need to have the DFT mediation before NCAT will accept your application. In my case Metricon simply ignored the DFT order. Don’t expect too much

@GrahamB It is not against privacy laws to give clients names out to perspective customers if the clients have given their permission for this. Transparent and smart builders will provide such contacts, supported in this by their satisfied customers. Good builders will have nothing to hide here. Thi...

Welcome to the forum! You will need to pay Wisdom Homes $2,000 to receive their actual price in a tender. Anything before this is only just a rough indication, to be treated with caution. I suggest also asking them for copy of their contract template now. Some items in the contract could end up cost...

@shuru81 you are entitled to recieve exactly what was detailed and agreed on on your contract plan. This error simply needs to be fixed, and any design and construction dependencies addressed appropriately. Please note, it is not the site supervisors' job to check for conformance to plan or quality ...

Only recently finished my build with Tvh. the build quality is good with few defects which i hope will be fixed soon. what was ddisappointing is the time taken to build a small house. took them approx 10 months. houses in my tarneit area were built in less than 6 months. after construction the site...

@manhattan52 the standard HIA contract says "lockup, the stage when a house's external wall cladding (brickwork) is installed, eaves lining and roof covering (tiles or steel) is fixed". Why does Wisdom Homes include a special clause i.e."no roof tiles laid" in their contracts to ...

@malypetu clearly Wisdom Homes has no confidence in their capabilities to deliver your new home on time, or to an acceptable standard of workmanship. The number of weeks construction time in their contract is effectively meaningless because they won't commit financially to this with a realistic liqu...

Hi Jason, it's completely appropriate to disclose clients' contact details if they give you permission. I suggest you take look at the privacy act if you are unsure about this. Providing references is normal business behaviour. Other transparent builders are happy to do this. What have you got to hi...

@yuzeee2 I suggest you ask True Value Homes for the contact details of some of their past customers you can speak with. If they cannot or won't provide these details then thank them politely and find a more transparent builder that will. Their anonymous 5 star reviews are highly questionable.

@malypetu this should say something like 20% due on completion of external cladding and roofing to Australian standards. Also check your liquidated damages amount carefully and negotiate this. If Wisdom Homes delays your building progress due to tardiness, poor focus, or because they don’t want to r...

@alexp79 Great Idea! True Value Homes genuinely considers all their customers to be members of their family so providing such a list, with appropriate permissions of course, should be absolutely no problem for them and would be a transparent way to promote their business! That’s correct, the volume builders don’t actually build the house. They draw from the same pool of ‘Value’ contractors operating in the area. The contractors know their work is not usually checked for quality and so behave accordingly. The client is responsible for quality as the builder passes the...

The floor slab needs to be perfectly flat for laminated floating floors otherwise they will bend and 'pop' when you walk on them. For tiles it's not so critical.
