It’s good you have an engineer to check it. I used Houspect inspections but also DIY checked Metricons brickwork against the NSW tolerances using a spirit level, a ruler and a ladder.

On my place Metricon was forced to re-do about 25% of the brickwork because it did not meet minimum standards. They replaced 90% of the ground floor windows which were etched by mortar left by the bricklayer. The site supervisor didn't check the work, nor did Metricon's bricklaying contractor who ha...

In this case It is not appropriate or prudent to mention the company name in this forum. Suggest you do your due diligence very carefully, don’t accept that everything published is real, read and fully understand the details of the contract you sign, don’t believe any claims for extra payments witho...

I think the recent publicity will force apartment developers and builders to clean up their act. Hopefully also the volume builders. Surely now the market has cooled by at least 30% no rational buyer would purchase an apartment without an independent consultants report that confirms the compliance, ...

The plasterer’s team working on my Metricon home last year were working here on holiday visas and spoke no English. Parts of the job had to be redone, some a few times, as they were neither straight or square. Don’t know about the other trades but assume this type of labour arrangement is common in ...

For liquidated damages you need to consider your full weekly costs of a delay in moving in like rent and interest, storage etc. In Sydney and Melbourne for example for a knock down rebuild these costs could easily be $1500 per week. If you identify defects and ask the builder to fix them often they ...

You have paid for a new kitchen, not a touched up one. Ask them to re do the damaged panels and correct their poor workmanship. This should not be too hard for them.

Beware of the online product and service reviews in your research, as many of these are fake or manipulated. Particularly the overly positive ones with no substance or facts included. Some companies are clearly 'gaming' this. Some key watch-outs are: Reviews from people who have only ever posted one...

An issue is customers employ private building inspectors, which is worth doing, however the builder has no contractual or legal obligation to consider their reports. The builder can push on regardless, then claim the progress payments are due, irrespective of what defects are identified by the inspe...

Be wary of the ‘hidden asbestos’ scam. Its a confidence trick. Some companies may win your trust, commence the job, then find non existent hidden asbestos, send you a few fake photos whilst you are at work etc, and charge you extra $ to remove and dispose of it. Extra fiddly manual labour etc. They ...

Private inspectors add cost for the volume builders like Metricon and their comparatively low paid volume contractors. They don’t want you finding deviations from the plan and poor workmanship during the build and your requests to rectify it at their expense. They would prefer to keep going and cove...

Try to get included in the contract that progress payments are only payable after the private inspector has inspected and confirmed the work done for that stage is per the contract and meets the applicable building standards. Otherwise an unscrupulous builder will simply ignore the inspection report...

Most likely cause is that the floor is not level. With my recent Metricon build the slab was not level. Knowing the importance of a level slab for floating floors I used a laser and 2m straight edge to check it. I insisted they level the floor, which they did by employing a specialist floor levellin...

Unfortunately the building industry is not effectively regulated. Some builders are able to get away with not building to standards because no one checks their work therefore there is no incentive for them to even check their own work. This was my experience with Metricon recently. As long as they k...
