Our Metricon build F&P dishwasher top tray rusted after 6 months normal use. We contacted F&P and they promptly sent out a replacement tray. Operation is fine.

My Metricon KDR took 115 weeks from contact signing to practical completion. Took a bit longer than normal because I had to force them legally to honour the contract.

Note the switch on the back allows selection of colour temperature 3000k, 4000K, 6500K at installation. Lumens are the measure of total light output, or brightness, which can be adjusted with a dimmer if the light is compatible.

Hi @McDonald_Jones What is the normal time frame after the 3 month inspection that your customers may expect all works to be completed satisfactorily?

@bvd1 I question whether the McDonald Jones’s Customers posting on productreview are real and provide accurate representations of their completed builds. Unfortunately hundreds of these questionable reviews together all contribute to the 4.7 star average rating that MJH advertises, potentially mis r...

@bvd1 I suggest you ask McDonald Jones Homes directly to send you photos of the Monterey. Also they can provide you with contact details of many happy owners and you can discuss their projects with directly. In addition there are hundreds of delighted McDonald Jones customers on the productreview fo...

It’s important for the owner to monitor the construction quality throughout the whole build because the project builders’ site supervisors don’t do this, particularly for items that are covered up by later works. Quality is something they may address if you notice issues and after they have your mon...

For general lighting you may also consider the beam angle and glare factor. Many cheap flat faced downlights with wide beams are quite glarey and uncomfortable, even with dimming. On the other hand, if the beam is too narrow it won’t properly illuminate your surfaces and walls. Typically in work and...

Agree, perhaps the builder did not realise the $1,000 per week clause until recently! On my recent Metricon build, which was delayed 10 months by them I had contract liquidated damages of $150 per week and my expenses were about $1,500 per week. This situation is typical unfortunately.

It seems your builder is fair and reasonable with this amount. Most volume builders using HIA form contracts would have only around $200 per week, less rain days, causing significant financial cost and stress for owners in similar circumstances. Make them do it properly, they should work with urgenc...

What’s the contract liquidated damages amount per working day. I assume it must be a reasonable amount if the builder had submitted the extension claim (since withdrawn)?

The project management software is not a bad thing. It’s just the process the builder uses to manage the material purchases and issue work orders etc for the trades on their builds. Best to employ your own BI, not one recommended and possibly aligned with the builder. As Hotondo is a franchise busin...

@sbanu be cautious interpreting the 'verified' 5 star online reviews for both eden brae and Mcdonald Jones, and the accumulated average ratings promoted. It looks like only the 1 star reviews and questions are genuine! This is unprofessional, unethical marketing and is embarrassing for them. Best to...

I built with Metricon in NSW in 2017 their business model and processes are consistent across Australia. Based on my experience I would not recommend them. Most volume builders would use the same pool of available low cost contractors operating in the area and national suppliers, as well as resident...

Consider Hotondo Homes business model. They are brand franchise business, not a builder. The registered builders are different, and independent in each location therefore only the franchise driven marketing and sales processes will be consistent.

Exactly! Builders know that consumers are unlikely to take legal action, given the costs, stress and time involved balanced against the risk of unfavourable outcomes from the courts. Consumers spending $500K have very limited protections in the current system. There is greater consumer protection bu...

To withhold progress payments due to defects you would need to get this written into the contract. See a lawyer for the appropriate wording. Otherwise you would be in breach of the contract and potentially liable for damages. Another way, which I employed recently, could be to withold payments becau...

Please note the professional building inspector is your paid consultant, not an independent inspector and enforcer. The builder is not obliged to even consider their report before you make payments unless you get this requirement written into the contract. To withhold progress payments due to defect...

Without realistic liquidated damages for builders' delays, the contract build time is just nominal only, almost meaningless.

Hi @TeslaCyberTruck and @Jo0853 There were 6 different SS one after the other, then Metricon's building supervisor finally took over personally to address the defects once they realised they could no longer bluff, bully and BS me. I used a suburban solicitor with building dispute experience for stra...
