Great news on getting your roof up. Maybe hold off the rain for a few more days as we are supposed to get ours on this week. Do you plan on walking around your house in the rain to see if the gutters are leaking. Sounds like a good idea.

What a nightmare with your bricks. Are they going to knock down the bricks and start again with another brick?

Hi lina1977, I sent Dima a PM yesterday asking details about the defects and cetificates and haven't had a response. Seems a little strange why they would not issue appropriate paperwork for occuption certificate. How's your build going? There are a few of us around H1 building modified versions of ...

Tell you the truth what your describing doesn't sound too bad. OSD would cost a forture. Maybe you can contact the engineer directly and ask a few questions. That's what we did.

Hi Gamberol, Thanks, pretty happy with the way it is looking. I would be interested in seeing some plans/images of your build if you are willing to share. Lou, Your builder sounds really flexible allowing you to move in prior to completion. I wouldn't have thought you had much delays as you place se...

Hi Bel, How is your CC going? Have you resolved your issue with OSD. Having been through many delays and costly variations due to hydrauilics I know you pain. One council engineer said we could do one thing and another said we needed more. In the end we just accepting having to do more to stop the d...

Hi Gambarol, Your place sounds interesting. I remember looking at a place at Homeworld that had a side split and it felt so open being able to see between the levels. Have you gone with a standard design from a project home builder or custom build. You should post some pictures of the build. Lou, An...

I wish we had contacts like you so we could go down that architect route. You should post your draft design when you get it so we can have a look over it. Maybe start a blog at some stage

You must be so excited. Do you have an inspection prior to getting the keys? Any idea when you can move in? Our place is going up really quickly now. Just waiting for them to brick the walls at the moment. Really happy with the way it is looking.

From the picture of the retaining wall it looks about the right height to retain the soil around it at the highest point. If you want to have the rear yard level then I guess you’re going to have to live with the high wall. Will be interesting to see what you builder says but I don't think there wil...

It looks to me like the retaining wall is the same level across the rear when on the plans(rear elevation) it should step down with the land. Maybe they can simply knock a few layers off the top.

I guess the slab is only 100mm then. I don't think you'll have any other foundation to raise the soil level. Our house is high up as it is built on stumps.

We noticed the same when they did the excavation at our place. Our plan showed the floor being off the ground by 40 cm but really it is off the ground by 80-90cm and thus they excavated and extra 50cm. I questioned the supervisor and he said the house needed to be off the ground a certain distance t...

Doesn't sound strange to me. Sounds like can modify your plans slightly so you can meet the standard conditions set by complying development. I think quite a few people are doing it. Do a search on "complying development"

I think it's quite easy to slip through the cracks especially when you require more effort than someone wanting a standard plan. I guess some sales reps are better than others but this is a problem with lots of builders. You're going to get used to chasing people up for things.

We've been pretty happy with them. There have been a few problems along the way that have been frustrating but have been promptly resolved. As a few others have complained the prices tend to grow from the initial estimates to the Tender stage. Adding the garage below the house will make things inter...

Hi janelle, We're building with Huxley on a downward sloping block so we went with a custom version of the Monash. Most project builders like Eden Brae didn't want to touch us because of the slope on our block. How much slope have you got? What sort of house are you thinking of building? Mick

Hi, We are building with Huxley and have been fairly happy. We've had a few hiccups along the way and had a few costs blow out thanks to council and hitting rock. I think the costs are a little higher than some other project home builder but I have heard a few times the quality of the finished produ...
