Yeah. I noticed this morning on the way to work. They only had one lane open while all the trucks lined your side of the road. Congratulations.

I would put the sink under the window so the main bench can be free to use as a breakfast bar. What's happening with your build?

Hi Fekish, Your updated plans are looking great. The kitchen looks a lot more open now. Our smallest room is 3m by 3m and it feels pretty cramped. Especially when we have a built in within that space. The next biggest is 3m by 4m and that feels a lot roomier. What's the next step after you finalise ...

Hi Paul, Off the top of my head we received the following: - fire alarm - waterproofing - pest control - Final Survey - plumbing  - window glazing - work as executed With our retaining walls the certifier asked for the engineering specs and a certificate from the installer(not builder) stating the w...

We have been limited to 35% of total area for hard surfaces. Luckily our yard is pretty big. Do you know what Sutherland % is? Regarding costs. You'll probably need to pay legal fees either way. We had to place a positive covenant on our title for the stormwater plan In our case I would think we had...

I remember looking at Jandson homes at homeworld. They had a few narrow block designs. You may find some other builders will be willing to shrink the floorplan of a standard design to suit.

Hi Skayne, I just had a look through the variations and the extra expense was closer to 30K than 20K. The standard tender came with a 3,000L rainwater tank but council requested 10,000L so that was a variation. Also the extra plumbing, pits and the 6x 7lm absorption trenches. Luckily we didn't need ...

Personally I think your kitchen - dining area is looking pretty cramped. Especially now you have moved the couch (which I think looks better positioned now). I would be moving the utility room somewhere else (maybe basement) and utilising the extra space with more cupboards. My take on the kitchen d...

Do you have a split design house? We were thinking of reducing the stairs from kitchen to formal areas, and from bedrooms to master bedroom. So it wont be difficult to carry food and drinks to formal area, and also to be more convinient to go from one bedroom to the other with kids. Would you agree...
Yes. Our house splits front to back. Single storey at the front and double at the back. Our kitchen, lounge, dining and...

Hi fekish Your plans are looking really nice. I love split designs. You'll love the massive ensuite shower. I assume you will be getting shower heads on each side. Kitchen. Maybe you can move the utility room somewhere else so you can open the kitchen up a little more. You could use some of that spa...

Hi Hammyhamster, Our house was low level too and we didn't have an easement. We had to contact our neighbours and request connection to their easement. They signed letters refusing access so we had to install absorption pits and a lot of rainwater tanks. I think it added about 20K extra to the build...

I can understand how disappointed you feel. Most councils advise a pre-lodgement meeting should take place to go over plans to pick up problems like this. I guess most project-home builders don't feel they need to. It would save so much time and effort. I hope you only have to tweak you plans slight...

What a pain. We had to resubmit to council due to council requiring us to change our stormwater plan. This meant a variation for extra works required to meet the new design. eg more tanks, pits etc. In your case though I would think you should get a refund as a variation as your house is going to be ...

Hi Nina, Great to hear they will be starting soon after such a long wait. I drive past your place everyday when I go to work and have noticed a bit of work happening to the build in front of your place. I have thought to myself they haven't left much room between their fence and the boundary and how...

Hi Lemon_Rose, Is you block sloping up or down from the street? In regards to "sloping block" house plan some project home builders have split-level plans. Our house is sloping down from the street and we had the same problem as you trying to find a plan to suit. We went with the Monash fr...

We used to snoop around the block once or twice a week until we got a letter from the builder stating they had been informed we had been on site without supervision. The letter pointed out the clause in the contract referring to this and mentioned OH&S reasons. Bummer.

Hi Funksoul, Your block and plans look really nice. I can imagine you are going to get some nice elevated views from your upstairs lounge room and deck. We used ECS sandstone look-alike retaining wall blocks on our property. They look pretty good and are quite a bit cheaper than the boral ones. They...
