Building A New House

What the, did they tell you this before the house was built? Once the site is cut, you need to fill it back up. and it is going to be costly as natural soil that's been compacted over 0000s of years is much denser than dumping a whole bunch of soil with lots of air pockets to fill it back up again. ...

How to fix it is not your problem, Ask them to do whatever it takes to make it look brand new and if they have to replace it, too bad.

Thanks for the reply. Yes double up on thickness of battens was an idea. beams are 180mm. What do you think on my idea of laying sarking under the insulation? (silver side down) A couple of my plasterer friends, think that screwwing plaster board to beams is NOT a good idea due to expansion and pos...
Like this I presume. I was told they do this for long runs and in wet areas only.

Hi kirashogun Thanks for the tip. Never knew of this one. We have some big trees at the back which we don’t want to loose as they offer privacy to our backyard. I have spoken to my CLE and she said that we will need an arborist report to do that if the siting survey says we can keep them. BTW haven...

One tip I can give you is that if you are considering fancy landscaping with trees or gardens adjacent to the house, it's worth while getting that done now and hand over the landscape plans to your builder so structural engineers can enforce the slab and take into account matric suction effects of v...

Usually H1 on a flat block would be around 20$k but who knows what Carlisle will charge. I certainly expect it to fall below $60k. My guess between 20-30$k.

KDR is always a P. What’s the underlying soil grade, Ys value and gradient? CH is notorious for gauging on site costs to pad margins. Brace yourself.

Our Actron system is quite noisy, I have it placed outside the dining room and you can hear the humming of the fan noise from the kitchen. I can see this will be an issue when having dinner and hearing the noise. Anyone else having a similar issue? They do that because it’s easy since it’s just a s...

What do you mean across doorway. Normally floating floorboard don’t need gaps except for the edge against the wall but need to ask someone more qualified. I’m doing solid wood flooring and it needed an expansion gap every 6 metres on the long edge.

Hello everyone, I have just joined this forum and am at the very start of the house build journey going through the sales quote. Evaporative cooling is included in the quote. I just wondered is it best to have the cooling installed as part of the build or look around for a better deal and get it do...

Lol good to see I’m not the only one. Time to rip up these 20th century technologies and smell the roses. Thankyou- I hope your builder fixes your door without too much hassle! The Issue isn't with the Engineers report, @kirashogun Once you have handed over a deposit to the builder and signed, the builder can charge whatever he wants for big ticket items It's up to @bentleigh_boy now to scrutinise the cost if he thinks it's going to be too high, then his option is to pull...

Interesting. Will need opinion of some of the other forum members who are professional geological engineers to comment. One thing I did notice is that they never hit rock. Site costs used by project builders are used as a vehicle to raise one’s profit margin. It’s so padded with opacity that you can’t compare the dollar cost across builders directly. You need to get the engineering design specs and read the fine print in order to compare apples for apples and see if y...
