Lol they are going to play this game. The actual tiles are all slightly less than 600 since they need to take account of grout. This was one of my tiles and look it’s actually 598.5 x 598.5mm. Lolz. https://uploads.tapatalk-cdn.com/20180828/763586dc4b92fb2e6f09ffec815cc412.png

Isn’t that just EPS foam? Pretty common construction material. Light good R rating but not as impact resistant as bricks so strictly first floor only. Allows more interesting design without using as much structural steel.

I got custom cut strips of composite board all around. Not waterproof but if your garage is flooded you got other issues bigger than garage skirting.

There's fully custom with separate architect, and there is all in one custom builder with in-house architecture. The separate architect option, it's probably the dearest as your the design and build are separate companies, everything is a first for everyone. You will be looking at 20K+ a square. All...

Pretty sure 24kw is cooling capacity not actual current draw. Efficiency is calculated using AEER rating. Higher the rating lower the power draw for equiv cooling capacity. Typically they are around 5kw actual draw if I remember correctly. Generally 24kw 3 phase systems are more efficient than small...

Anything is possible but it’s very very unlikely. Again you won’t have subfloor heaving due to suspended nature of your floor. For there to be movement you would need the water to reach below your footing depth and for bearers and joists construction it’s usually much much deeper than slab on ground.

By stumps do you mean bearers and joists on concrete stumps? If the stumps are of sufficient depth, because your floor is suspended, your structural floor can’t heave as it will be quite a few mm above ground. The clay may swell leaving you with a slightly smaller crawl space but it won’t touch your...

Just don’t get painted bricks. Stick with natural colours and you won’t get hurt.

If it's too good to be true, it is very likely just that. Never heard of this lot. Probably very new. Maybe you can get lucky as they are willing to have a few loss leaders to build up business. If not though, it would ruin your life.

Yes its ironic isn't it.They invented the waffle and now they don't use them. The reason is that they actually call site class"E" in SA so for waffles the step up is too much. With the raft "E" it can be dug in and the step up isn't a problem. Here in Vic everyone is too scared to ...

No I have seen raft slabs heave from that period. There may be slightly less damage but it is hard to compare directly to waffle slabs because each situation can be different as far as cause and degree of wetting etc. The reason you don't see as many raft slabs heave as waffles in that period is sim...
Question for you insider, I see some of our SA friends still use in ground raft slabs even for budget builds, why is th...

Just out of interest. If during 2010/2011, if those houses were constructed using raft slab would it have solved a lot of heartache from slab heave. Nobody knows for sure but it certainly would have been fewer and less severe defects as when AS2870-1996 came out, in ground raft was the mainstream o...

So in this case when building waffle slab it should be build on rainy season? Where the soil has been heave with all the extra moisture? Would make sense to me but get insider to confirm. Still it has all to do with cost. Basically waffle slab is the cheapest foundation type out there but the one w...

Hmm, why are so many of us paying for like 30-60 piers for new houses these days? Sigh. Unecessary costs? I'm building with small builder and using waffle slab. At that time I didn't make a big deal since I thought that the volume builders are building really huge houses with waffle slab. Surely th...

There is no good news and there are no good options 1 The home is severely damaged by slab heave and most probably cannot be fixed and returned to acceptable tolerances 2 The engineer you hired and the testing you have done did not produce a credible evidence against the builder. For volume builders that’s typical if not more. For higher end builder they typically only have 4-5 jobs. And for the real boutique ones with dedicated architects, 2-3.
