I agree Southies. Once the exterior is almost complete, they already has most of your money! It is quite unbelievable because the interior and fit out is probably worth more than what is owed. In our buid, the interior took much longer than the bricking and roofing. It is raining quite heavy now, I ...

I think Masterton build some nice homes. We have built with @llc@stle. There designs are a bit more traditional. Quality- ok. But we only spent $270k for the house. It is double storey, 5 beds, 3 bathrooms with balcony. Includes 22kw Daikin aircond, 2 zones and 10 outlets. Some upgrades eg quartz ki...

well at least EB is willing to do the tiger tails. Our builder got me to organize that myself prior to site prep. I guess, in a good way, I won't get slapped with the builder's margin. Luckily, when it finally come to it, Energy Aust. did not think it was necessary so we did not have to do it! Light...

When your house is deemed practical completion, your builder will contact your Principal Certifying Authority (PCA). Whether this is the Council, or a private PCA (whoever issued your construction certificate or CC). The PCA will then inspect your house. If everything is done within the Building Cod...

not necessarily. It is compulsory to have all the required R3.5 insulation but in our case it is an upgrade from the standard insulation to meet the Basix.

Southies, did they put the roof on before the bricks are finished? How unusual! (for a sydney house, that is)

I think so. We have a double storey and the powder room (I presume a fancy name for the dunny) has a smaller vent ducted externally. We did pay extra though.

we have black, charcoal tiles in the laundry and powder room. They look beautiful but a real pain to keep clean. I think the balckness means that dust shows up more easily than beige tiles. You can also see water marks so you have to wipe them up quickly. If it is to go over a large area, you may fi...

I think the council application fees would have taken the bulk of the 3k. I agree with Ed, you can always ask and see what they say.

Loretta, Was the initial custom design one that you have drawn up by your architect or does it belong to Wincrest? If it belongs to Wincrest, you are better off withdrawing from council and start again. We did the same with Beechwood. We were adviced by one of the council person to withdraw, get som...

that is great news Bel. We had the initial problem of a steep slope (did not look steep when we bought it) and 21m frontage. It took us almost 3 years before the building finally started. Now we are living in it, I can tell you it is all worthwhile in the end :D Keep us posted.

Hi Fu Manchu, I can't seem to find a photo of Jedda's dream. Do you know of one? I am really interested as it will fit nicely as we don't like trimming!

Hey Southies, My experience is that the SS will tell you what they think you want to hear. They KNOW you are not in the industry, so they will say anything to keep the build going until handover. Take everything they say with a grain of salt!

Our floors was not completely levelled as well. As ozzroo quoted, if it is within those standards, it is not the builder's fault. Are you getting porcelein or ceramic tiles? If porcelein, you will have to level the floors with wet cement first. Only problem is that we had to cut the bottom of the do...

Hi Leonard, I only found your posts today. We just finished building in the Hornsby shire council area. Looking back, I suggest you WAIT before demolishing your house. Are you renting? Or are you living in the house? It is important that you get a DA for the demo, but wait until you have the DA for ...

I am sorry Judie, I only just found out. Good Luck and keep your chin up. Our neighbour was building with Beechwood last year before they went bust at brick stage. I am not sure what happened after, but a few months later, I saw tradesman start working again and they moved in before we did at the en...

We have a nosiy toilet plumbing, a leaky roof above garage, grout coming of the kitchen splashback, leaky taps and plumbing and cracks in some cornices! Hmm and we are only into our second months! Real quality (not) build.

I hit my door against someone elses parked car one day. It caused a few scratches and a dent (actually it was a super, super windy day and I was getting my son out of the car seat and the wind blew the door wide open). Anyway, it was still my fault! I left my name and number on a piece of paper and ...
