thanks Fu. I have been calling all sorts of places. Started with the big wholesaler in WA that grows them. They say they only sell to Golden Gates nursery here in Kenthurst (Sydney). hi knockitdown, EB knew that their standard garage size does not meet Hornsby council requirement. They told us a couple of years ago when we got our tender. Actually, another builder told us, and we mentioned it to EB. The consultant at EB said they already knew it but it shouoldn't be an issue. Hm...

Unfortunately, yes! In order to get your final occ. cert. you need to fulfill ALL your DA. So if you added a fence, you have to get that fence done as well. As a PCA, there are certain critical inspection dates (which they would charge you as well). So you would have to get them to inspect footings ...

I had a white fabric lounge and a black leather lounge. Even though white looks good, the cleaning required to maintain that look scares me! It is the pen marks that is the worst! But leather is great for spills and "accidents" during toilet training :wink:

You can always roll all the blinds up if you don't want to hear the flapping. I only open the windows at night and little or no banging noise. But our sunscreen allows quite a bit of breeze through. Woodsey, maybe the brackets you have is not big enough? I know they come in diff sizes.

I think it depends on how long the connection has to be. Our stormwater drainage cost extra $5k. Yours sound more complicated. Are you getting the builder's drainage guy to do it? Make sure you request all the receipts before handover.
