I think cases like these are where waiting for land titles can turn out to be a good thing, at least in terms of reducing time spent paying both rent and mortgage. While it does mean more rent overall it is less painful than trying to pay them together. I signed for my land and with my builder back ...

Land settlement happened today! I also received my building permit yesterday. The builder has informed me that I will be entering scheduling on Friday. I can't wait to see stuff happening at the site! Hopefully scheduling is quick. It has been fun watching the stage one houses starting to go up :D

Hi Oduen, Thanks for sharing, I am near to your additional cost. Who is your vendor builder? Regards, Navylion I am building with Celebration Homes. Not a lot needed to be upgraded as they have pretty good standard inclusions. The fixed site costs help too.

$183.5k base price. Final cost after pre-start is $220k. So about 20% over base. This included a 1m extension to the length of the house that added around $8k. Site costs fixed at $7.8k. This doesn't include internal painting, air conditioning, landscaping, window treatments etc. but does include fl...

Small update - Titles were originally due in November 2015 but were pushed out a few times. They were finally released on January 12, 2016 and land settlement is currently scheduled for February 2. The next step is to get ready for that and sign the title documents and final mortgage documents. The ...

I like your post-handover list of items - pretty much similar to me. I never thought about doing the doors myself after handover though and just doing a frame! Is it easy to just leave the door frame in and hassle free to get someone to chuck in two x 720s doors after that? My threatre was also ope...

He didn't say anything about junction boxes just removing the light. Yeh wouldn't of made much difference I guess. They include light covers don't they? I haven't checked. Are you getting dark grout for the kitchen splashback? good idea for large dark tiles. Less grout. We are looking up alternativ...

Our sales guy told us that you get $30 credit for each light taken out. Ah that's a bit of a wait, at least you got the prestart over and done with. Will be stalking your thread :) Darn, wish I had known that. Is that to remove it entirely or to replace with a junction box? Junction boxes cost $25,...

Thanks for the lighting tip. The price difference is significant. We will do it externally because we want at least a couple of downlights for the entry, livng, cinema, kitchen. Good idea to leave them in then and redo later if there's no credit to removing the lighting points. How's it progressing...

My construction loan is with bankwest and I heard about the minimum fit-out stuff but in the end I didn't need to provide any quotes. I am not sure if this is just because of the broker I went through or because I am an existing bankwest customer and they can easily see my accounts and that I have e...

^ we are building in banjup. That's where one of their display homes are. Holy crap I could imagine the panic if you had to pick it all within a week. You had a light plan done externally? That sounds about right. I think each Junction Box connects back to 1 switch, so if you want 2 sets of lights in the kitchen (some downlights, and pendants over the island) you need two Junction Boxes. I went to a lighting company before my pre-start and had a plan made up letting me know exactly wh...

My electrical spend at pre-start was $2400. This included 2 double GPOs to kitchen island, 12 other double GPOs, 1 waterproof double GPO, 1 upgrade from a double to a quad GPO, 6 waterproof external light points, 2 two-way switches, 2 junction boxes, and 7 25mm conduits.
