Also ask the builder for relevant non price information like the contact details of some referees and their contract template with any special terms to help you decide. Providing these things won’t cost them anything. If they won’t then question what have they got to hide.

@liannaz your inspector is correct: AS3000-2018 4.5.2.3 definitely applies to LED lights. These can get hot and can cause fires as well.
