Building A New House

I was told that builders can give a fixed price contract but that price is more expensive to cover themselves in case something unexpected happened. You should ask your builder if you can bring in your own tradesman during construction. You don't have to pay the builder's margin (which could be as h...

ALUMINIUM BIFOLD OR TIMBER BIFOLD?
Windows & Doors

Mar 14, 2008 8:09 am
The builder charged us an extra $2600 for a 3.6m stacker door. You can get a smaller size door/cheaper but we initially like the bifold door idea but too expensive and decide to get the largest stacker door that can fit.

Anyone had probems/experience with Masterton before?
Building A New House

Yes we have the same problem with Beechwood. they said the delay was because the council changed their regulations!? Maybe they get better once construction starts? We went to Masterton for a quote as well. They told us that our land is too steep and need a split-level design( ie more money). They a...

I only wish that we had the same experience as you Maxie. It would have saved us a lot of emotional stress. But staff can change after 13 years even though company is the same.

CONTRACT INCLUSIONS - ADVICE PLEASE
Building A New House
16
Apr 03, 2008 2:52 pm
I think large project builders are less likely to change their contract just for you. Considering most people would build once or maybe twice in their life, they know they have you in the hook because it is already approved in the council. If it is a small builder and you have the plans drawn up you...

Dirt dumped on Site
Building A New House

Mar 07, 2008 8:19 pm
One way to get rid of the dirt is to give them a dead line (say one week). Write them a letter stating that if they don't remove it, you will organise someone to remove it for them, and then you will recover the costs involved from the "guilty"party. Remember to include mortgage interest or rental e...

i think that once you have accepted the keys- you've agreed that the house is almost completed. Perhaps writing a letter to the builder? or call the Fairtrading?

How to deal with Builder's delaying tactics ?
Building A New House

Mar 28, 2008 1:02 pm
Hi Raz, i think you should change the sales rep. You should have give them 2500 deposit (3500 minus 1000 they owe you). We spent around 3000 with one builder then backed out at council stage. Then spent 500 with another builder for another tender before going with our current builder. we did it beca...

i have a feeling it depends on who you deal with- if they know you have no previous building experience they would try to charge you more for the same thing. Our builder also increased their basic price around $2000 (i think) after it was approved by council. after approval, they knew we couldn't ba...

wow! Try to get a few more quotes- have you tried Rolling stone landscapers in Sydney? I 'd seen their signs around Sydney quite a lot. Try big companies because they may have engineers on their payroll. It seems like it is expensive because it requires H steel beams? for support- not just simple re...

Oh dear, I hope they fix this up as we are also building with Allcastle! I think Allcastle has to fix this up- it is their contractors after all! They may have to redo the whole lot to make the tiles even! My father-in-law does his own bathroom reno and it is not that easy to remove grout only witho...

Thanks Allan. Unfortunately, I am not as observant as you, plus I have 3 kids under the age of 4 and no babysitter. So everytime I go and check the site, they have to come along-may be hard once they start construction. Keep us updated with what remedy Allcaslte comes up with. Would they retile the ...

What cost more? House or land?
Building A New House

our land alone cost twice as much as our house. But Sydney land prices are a little bit crazy like Perth. Our land was 711m2 with 21m frontage which is hard to find. It all depends on location. For me, it has to be near good schools for my kids. I read somewhere that we shouldn't overspend on the ho...

we were adviced by a friend that when you have kids, you need extra space in the garage width to get them in and out of the car seat. i personally think you should find the location first, then find the house for the block. Why not custom design your house? And Phoenix, I would have sold the land in...
