I am browsing for a builder to build a two-story house on our narrow 10m block. I have found quite a few builders, some that include all the extras (flooring, site costs, driveway etc) and others that don't. One particular builder doesn't include all thes extras in their base price. They have listed...

Hi, We're currently in the process of building (yet to start construction, still awaiting land registration). My wife and I like the idea of dual shower heads, for a bit of luxury in the en suite. Our shower dimensions are 1500 x 900 mm. There would be separate taps on each side of the shower as not...

resurrecting this thread. I have another question regarding the FHOG. It states: "the value of the property must not exceed the First Home Owner Grant Cap of $750,000 for contracts dated on or after 1 July 2014" Does this refer to the price of the property, or the value of the property? Fo...

Hi, Riverstone is rezoned for 9000 dwellings. So far Grantham estate is the only development I know of in Riverstone. Does anyone know of any others, or are they yet to arise? I get access to my first home savers account july 1 2015, and it's painful seeing all these blocks of land go up and up and ...

Sorry to be that newbie that asks questions that have probably already been answered, but exactly how much of greenway has been sold, and how much more will there be? I saw some info on the specific stages, but they don't seem to have a masterplan which illustrates which lots have already been sold....

Hi, My land will soon register, and soon after we will start construction. Is there any disadvantage to having the finance for land and construction as individual loans with separate banks? The reason I ask is because I can get the loan for the land no problems, but for the construction, I may need ...

Hi, So here is my life story :P I am looking to buy my first home, with the earliest I can access my home savings being July 2015. My borrowing power isn't very high. I have limited my budget for a house and land to about 450-500k (less is more realistic on our budget, although I know it's almost im...

Hi, Thanks, although it doesn't have to be ready mid 2015, i meant that's when I am ready to buy. I don't care if it takes 1.5 years to build, just as long as I can get in early at a new development.

Hey everyone, I am going to be building a house. I plan to use the garage as a living space/music room. I am not sure how I should approach this. Should I go the temporary route I have the garage built as a garage as normal, then put down rugs etc, or should I go hard during construction, put some c...

Hey all, A bit late to the party, but I am aware that in November there is another release? Is this house+ land, or just land (or both). Does anyone know how much a block of land might go for there at this upcoming release?

Hey, Si I spoke to someone at elara, who said that after registration, you have 1 year to begin construction. How firm is this rule, and what are the consequences of nor doing so? Just not 100% if I'd be ready to build a year after. Maybe would need 2 years. Ed

I am looking at buying at Elara. I am very new to the land purchase process. Is it an absolute requirement to have a conveyancer? What is an appropriate rate to be paying for a conveyancer in the event I can secure land? Will I not be able to secure land if I don't have a conveyancer lined up before...

Hi, I went to the sales centre and asked, and its one year to have a contract, and another year to finish that construction. I asked what are the consequences of not fulfilling that timeframe and he said "To be honest, probably nothing. You'll just receive some letters". I don't plan to be...

I also was able to secure my preferred lot today. Very exciting. We had a list of 27 lots in order of preference, but got the first one! I noticed the big lots went first and we were after 300m2. I got a lot of info from this forum, so thanks guys!

Hey future Elara neighbours, My wife wanted me to ask you all if you thought a closed Facebook group for Elara residents was a good idea? That way we could all get to know each other, build a community etc. If so, she'll make a group now. @Danielb14 , our appointment was scheduled for 11, but they w...

What kind of appreciation do you think we'll see on our land from now until registration? I have a 300m2 block. Saw that these were as cheap as $270k around first release, and just at the November release, were $299k. I will get it valued around registration time as I'll be sorting out getting a loa...
