Hi, Whilst I understand that this is typically local council guided; has anyone ever seen a Building space ratio exclude the Garage space? My preferred home apparently sits over the 55:1 ratio if the garage space is included! Appreciate your thoughts. Cheers GLO

Thanks Our build123, Your blog looks interesting! Will have a look at it on the weekend. I'm hoping that council/builder will allow us to build over the listed ratio. Separately, have you checked out the HTC 10!

I must be thinking about the numbers in the wrong way. For example. If my block is 560sqm and applying the .55:1 ratio takes me to 308sqm. The basic size of the ground level home is 20.8x12.85m (267.3sqm) doesn't that sit with the FSR?

Hi, I previously researched Evac tubes and my understanding is that the water does not flow through the tube at all. I understood that the tube holds a heat sink that absorbs all the heat collected from the tube and expels the heat via a heat exchanger where the water flows over it. https://goo.gl/i...

Very interesting! Quote:The disadvantage is that they can only be used in an open loop system that is controlled by the atmospheric pressure. Applications such as heating swimming pools are ideal with this type of solar water heater because water flows directly into the tubes. These type of solar co...

I found out today that another consideration (limitation) I have to factor in is: Site Area. I have read my local council regulations (http://www.legislation.nsw.gov.au/~/view/EPI/2015/754/historical2016-03-11/part4/cl4.5#). But I still can't see how this has any impact on my ability to build a 2 st...

We are considering a knock down rebuild and what to do with our iyems. We basically decided that it's better off to sell what we can rather than paying storage and use the money towards new items.

Interest rates are now expected to rise (following the US) Project home builders had an increase in December and many continue IE to discuss another increase in April? Is this simply project builders padding up their margins in preparation for a slow down in the market?

Hi, I see that the Project Home industry is booming, but im genuinely curious whether others think that prices might get more competitive if the market slows down, whether it be by an interest rate hike, or Real Estate market correction? Hi, I'm planning a KDR and my neighbors and I don't have gas (not in the street). What implications for this have on BASIX ratings and is Gas Bottles cost effective solution to meet basix requirements? Thanks BTW I have Solar if that helps at all.
