Will be interesting to hear your feedback. We are currently waiting on plans to get through council and had a pretty good run with Huxley up until this stage. Problem for us is we have downward sloping block and house including alfresco will be on bearers and joists. About 1.5 above ground at the back of the house. A lot more expensive to extend the house those extra 4 metres than bang in some decking.

Just got the tender back last week and it has jumped just over 30K than what we thought due to overlooked On site detention reqd. by Ryde council but also due to the 4x10m alfresco price increasing to 45K. Avjennings have quite a few double storeys to suit thin blocks http://www.avjennings.com.au I also quite like the Newport 12 from Rawson homes http://www.rawsonhomes.net.au Personally not a fan of thin home designs that have the the front door to the side of the house

If you moved the powder room downstairs it looks like it would fit nicely where the storeroom is. Not sure how this would affect access to the garade and under house storage. What would you do with the extra space upstairs?

We only met up with "E" on site prior to doing sketches to go through requirements. The sales consultant met up with us to go through the sketches after. Was a bit of a shock as the estimate jumped a bit at that stage. A few sketches to look at below IMGP1870.jpg IMGP1866.jpg IMGP1868.jpg

Sounds like you're not having much luck. Our fall is about 2m front to back so a half split of about 1.5m in the middle works pretty well. We have our laundry also position just on the split too and is about 1m off the ground. We decided not to have a laundry door to save a few thousand on a landing...
