In general, how long does it take from the signing the build contract until the build itself starts? Is 3 months enough time? Is it possible to put a clause in the contact that stipulates that the build must begin within three months of the contract date?

The only people I can see benefiting from this scheme is those that have already (or will be before 1 July), put down a deposit with a building company that allows them to hold the current build price for 12 months.

Quick question, why such the big gap between selection appointments in August 2019, and your site start-date in February 2020? You wont have any problem with the build looking at that. Site costs seem fair and reasonable also. Get them to send you a elevation of the house in conjunction with the land.
