Hello Rock, Our Sorrento Facade had the same look. There was a gap btwn the flashing/top of brick and lining board. The problem is all the Sorrento displays has the same gap!! We used Kevin McDonald from New Home Inspections. He was great, identified our mortar was too sandy and subsequently it failed the mortar test three days before handover. I've used Kevin a few times on our build. He is good, but the only note of caution I'd sound is that he is very busy and can be slow getting reports back, which is very frustrating for all, as effectively nothing happens until the builder knows what needs to be rectified. I think you might struggle...

These knuckle head builders now want to spray on a sealant over the mortar and they reckon the jobs right!! Anyone else had the same procedure? I would just rather them pull down the bricks and re-brick with good motar.

There is a publication through the Building Advice and Conciliation Victoria site "Guide to Standards and Tolerances 2007" it states everything the independent inspectors check (one of the docs they use). I questioned the lighting situation and was advised that I couldn't detect faults with lights ...

So because of their stuff-up, excavation is going to be delayed 1 whole !@#$%^ week !!!!
