Thanks for replying... I paid an initial deposit of $2000 and I didn't expect them to refund that but they are adding another $2000 making it a total of 4k... I will talk to them again.

Hi Need some advice on deposit refund of building contract. I paid 5% deposit for building a house. Unfortunately our loan wasn't approved as I recently lost my job. Now builder is charging a $4000 (from the deposit). fee as admin fee. They said its for making contact, draft and engineering drawings...

Unless you're willing to give up space in the meals area, then essentially you've got a 3.8m x 3.8m space for your kitchen. Which is a perfectly good size for a kitchen, but not really enough for a kitchen AND walk-in pantry, and by trying to fit both of those in, you'll end up compromising on both...
I love the open space but for a family with young kids I really need a walk in pantry.

I have been looking at your kitchen layout and just throwing something completely different into the wind. What if you flip the kitchen around. You actually end up with more room in the meals area as you don't have to worry about the stools at the island and the chairs at the table. And if you put ...

Thank you all for your valuable suggestions. All I need to work out the the bench space between cook top and sink. https://forum.homeone.com.au/u/89821_1560434906.png I am thinking something like this. Will change the orientation of the island bench. And glass window for splash back.

https://forum.homeone.com.au/u/79095_1560390937.png This may work better depending on how much light your rooms will get. By taking out the extra bench along the wall, gives you more space and more space in the meals area as well. Our block is facing south so the kitchen meals and dinning will get ...

Having a sink next to cooktop can work really well. It's great for filling pots with water (soups, pasta) without moving it across the whole kitchen. Yes that was the whole point but there is not much space between cook top and sink so might have to move the sink where the fridge is and move fridge...

Thank you so much ben888. I am working on it. There is definitely not enough space between cook top and sink. Also I might move the fridge outside where the second bench top is and have cabinetary all around. Let's see.. I will update the revised floor plan.

Don’t worry too much some of these things are just personal preference. With the kitchen try to envisage being in there and how you will use it. Eg. Do you have enough space between cooktop and sink area to place dirty dishes...and cooking related stuff? Also what will you likely use the two other ...

Why don’t you position the oven/cooktop on the bench opposite the island? Not sure I would want both sink and cooktop beside each other? It looked good in a display home 😬 . I am not sure now.

...and you probably already know the front bedroom door blocks the entry to the ensuite? Not sure what other option you have other than flip the entry to ensuite<>robe? Or maybe a 180 deg hinge on the bedroom door? Actually I didn't even notice... You r right. I am thinking of adding a WIR and then...

I don't mind the main hallway. https://forum.homeone.com.au/u/79095_1559714083.png My issue is the amount of wasted space with the double hallway near the bathroom. I have changed slightly which gives you better use of space. Just my thoughts anyway. Hi bestspecials Any thoughts on kitchen layout? ...

You have to turn right once you go through the master bedroom door, and from the meals area you can only see that wall which is making you turn right as you enter the master. The only angle from which you can see into that master bedroom is from the end of the island bench in the kitchen; but befor...

Thanks for the reply. So the nooks in the hallway are not too bad? I like how you used that space and made the bedroom 3 bigger. The entry to the master bedroom is through the meals, not much privacy. Can we do something about it.? I don't think you will even notice the nooks in the hallway once it...
