[size=100]Since you already have a second living space on the ground floor you may want to consider turning what appears to be a theatre room into a guest bedroom and enlarging the powder room + the storage area just in front of it to add a shower. For me a ground floor bedroom + bath room is a mus...

If the width of your space was slightly smaller around 2~2.4m then you could have easily done it with IKEA products, e.g: Alex drawer unit and Linnmon table top . I built something similar myself with IKEA furniture, but width of my table was little under 2M and my nook (more like a partial room was...

Thanks for the reply. Construction of theirs started around the time we bought ours, so if the council sent any plans to neighbours, they may have gone to the previous owner. Anyhow, I called the council a little while back to see if I can come and see the plans. The person in the building section w...

Building Standards; Getting It Right!

Hi, A new double story house is nearing completion next door, without going into details I have strong reasons to think that few of their clear windows on the 1st floor are violating state building regulations for overlooking. The builder isn’t the friendliest so I’d like to have all the facts befor...

It doesn't even make sense to me, I actually thought the gloss was a different paint, so why would it matter if the doors/skirts/archs were a different colour? When it’s the same colour they don’t have to be too careful when cutting in edges, so it take much less effort & time.

Thanks for your reply. We want to replace the frame as it's really badly warped and damaged - I think a lot of the sound is getting in around the door. You mentioned that a single narrow glass panel let's in a fair amount of light without compromising on heat and noise leak - so does most of the no...
No, even though single glazed glass lets in more noise and heat than solid wood, IMO most of the noise and temperature ...

Another option is floating laminated timber floors. If the floor is relatively flat and you DIY then you are probably looky ay around $25 per square meter.

I know this is an old thread, but to anyone who stumbles across this thread via a search (like I did), a quick note on insurance: You can have a digital deadbolt lock and keep your existing or get a new home insurance cover. Some providers may have a “key operated” clause attached to their deadbolt ...

They further explained that they are able to keep their contract prices down by using the same standard items in every home and obtaining better proceed for these items in bulk. Is this correct? Their argument makes sense on the surface. But you have to also keep in mind that upgrades are probably ...

we want the frame replaced Why are you looking to replace the frame? Are you going to widen the doorway or install a thicker double glazed glass door? If you just want more light, then the cheapest option is to replace your existing door with a same size door with a few glass panels. IMO even a sin...

Any one who can offer bit help. Looking at various builders, I see price of same Facade (As pictured) varies from 15K to 28K from one builder to another... Looks like there is massive profit made from Facade alone else why would price vary from 15K to 28K for same Facade. Depends on the standard fa...

What if whilst you are making bigger opening you cut vital wall bracing? I’ll be hiring a qualified builder for the work; I assume they would remove the drywall first and assess the wall structure before start cutting??. And suggest a workaround if there is a wall brace. ?? I suggest you also check...

You can't do any alterations without council approval and structural engineer sign off. Even the wall is non load-bearing, you would need a separate lintel to be designed. Your engineer would have to discuss with your builder to make sure you don't lose your warranty on the whole house, so you can ...

Hi All, New member here. My wife and I want to do a couple of alterations to a near new (~9 months old) previously unoccupied house we bought recently.
