@lad2018 LOL, noise attenuation! Check with your local Council with reference to developers covenants The Saleman should have advised you of any hidden building costs before you signed? I'm aware of the covenants and requirements, just trying to find out what others are getting back. Whats funny ab...

Is there anyone else here currently building in Calleya with BAL 19 or higher? What windows did you get away with? I've just been told by my builder that due to the requirements for noise attenuation (6.38 mm laminated glass) and BAL 19 (5mm toughened glass), that I would have to use 10mm toughened ...

I have a double wall oven in my plan and I'm interested to hear how you got on with that, what was the original model being supplied? Exciting! Whereabouts in Calleya are you building? I like the courtyard design! But just be aware that it may increase build costs. Worth it though, IMO! Do you have neighbours on the NE side? Don’t forget to consider privacy issues for your alfresco. yeah courtyard design quotes have generally been more expensive, but I do think it'll be well wort...

Ok after all the great feedback I decided to step back and start again, I now have a whole different design which I like a lot more and I think creates a much more inviting entertaining indoor / outdoor space, what do you think? https://forum.homeone.com.au/u/82685_1522933782.jpg A lot of the desig...

Ok thanks, seems a little crazy to me. Hate having to pay LMI on a loan I can easily service. I understand the logic your explaining though 😕 This plus the fact that the land has a rebate affecting valuation means I end up with a high LVR

Hope someone can help clear up some confusion for me. I'll be paying LMI on my loan for my build. Its around the 90% LVR. Now I'm trying to keep it below 90% because I can get a much better interest rate that way, above 90% and LMI and interest rate shoots up. Where I get confused though it that whe...

Thanks i’ll have a play around aswell and see if I can make something work, if I push the wall under the eave then there may be enough room to rotate, might get a bit hot in the kitchen without an eave though Contracts are currently being prepared so they aren’t going to be over the moon about any m...

I will price up the BIR extensions for sure. I was concerned about the size of the WIRs in the master but wasn't sure where to find the space as I'm not a fan of toilets in the bathroom, I prefer them to be seperate. I have asked them to widen the WIRs a little by pushing out the wall in line with t...
