200$ per post contract variation is what's in my contract. Mine is a medium custom builder, prices is on the higher end but seems more relaxed and honest than major builders.

I have noticed that most houses built these days (at least in Victoria) are built entirely out of timber framing with choice of masonry outside including the garage. I just noticed with the house that I'm building that the external walls of the garage is brick only with 5 double brick pillars along ...

Not building with Metricon but there should be a detailed section in your plans that talks about this. Mine specifically says it’s flush with window head. https://uploads.tapatalk-cdn.com/20180121/0c711980392d27a9f7483ac8e8abbb7f.jpg

Definitely do not accept this. All your points are perfectly valid. Make a fuss about it with Metricon. Squeaky wheel gets the grease. Looks like they stuffed up the dimensions to me.

Provence looks expensive especially since it’s a flat roof system. Flat roof is also more likely to cause you problems in the long run. However it does look better. Is that window mouldings I see. Well it won’t be cheap compared to traditional since province most likely include steel lintels above w...

Hire a surveyor first and get the data. Then decide on next steps.

Hi kirashogun thanks for your input but I know for a fact the soil test never happen since they use of a mechanical Auger and its in a range of 3.5 tonne machine, I have photos I was on site a few days later and there was no sign of any machines drilling test holes to 1.8 metres deep. And also they...

Does the concrete slope away from the house ? Is it also sealed against the mansory wall? Given the lack of eaves, it’s more likely that the walls get wet in a wet season. But overall I think it’s just bad news for Mario unfortunately :(. He was sold on a standard M class waffle slab pre 2011 stand...

There is no good news and there are no good options 1 The home is severely damaged by slab heave and most probably cannot be fixed and returned to acceptable tolerances 2 The engineer you hired and the testing you have done did not produce a credible evidence against the builder. (not that there is...

Hmm, why are so many of us paying for like 30-60 piers for new houses these days? Sigh. Unecessary costs? I'm building with small builder and using waffle slab. At that time I didn't make a big deal since I thought that the volume builders are building really huge houses with waffle slab. Surely th...

So in this case when building waffle slab it should be build on rainy season? Where the soil has been heave with all the extra moisture? Would make sense to me but get insider to confirm. Just out of interest. If during 2010/2011, if those houses were constructed using raft slab would it have solved a lot of heartache from slab heave. Nobody knows for sure but it certainly would have been fewer and less severe defects as when AS2870-1996 came out, in ground raft was the mainstream o...

No I have seen raft slabs heave from that period. There may be slightly less damage but it is hard to compare directly to waffle slabs because each situation can be different as far as cause and degree of wetting etc. The reason you don't see as many raft slabs heave as waffles in that period is sim...

Yes its ironic isn't it.They invented the waffle and now they don't use them. The reason is that they actually call site class"E" in SA so for waffles the step up is too much. With the raft "E" it can be dug in and the step up isn't a problem. Here in Vic everyone is too scared to ...
