Hello Except in a few circumstances, unless your building contract allows for it, a builder may not pass on material and labour price increases to the owner in a fixed-price building contract. I have an article on this point exactly if anyone is interested - https://stonegatelegal.com.au/price-incr...
Thanks for taking the time to post here and also publishing the article on your website. The legal advice I received wa...

You can image our surprise that a new dividing fence has just been built between us and our neighbour. No communication, no quote, no contact or consultation. Has anybody had to navigate this awkward situation before? Previously no notice was required unless a contribution was requested but this ha...

... So make a rational economic decision even though your builder may have not right to that variation. It is survival of the fittest at the moment. ... Yes, some very good points there. Do I give you the impression that I could give two $hits what you think about my attitude? I'm literally having to explain basic contract terms to people who have signed stuff they evidently DONT understand and think they know what they are talking about. Its like dealing with walking dunning-kreug...
Case in point. Also covered in your contract. LoL, I already have had several variations triggered by Clause 12.1 so I ...

There is. The contract stipulate a %amount of the contract price is eligible to be claimed for price increases (yes, even in fixed price ones) I wouldn't mind seeing these clauses. From what I have read these are not allowed in Victoria https://www.consumer.vic.gov.au/licensing-and-registration/bui...

For my new home build I'm covering all bases... A 3 Phase 32A Circuit on the back wall of the garage and 1 Phase 32A Circuits on either side towards the front of the garage. On either side of the house I also have 15A GPO's. Probably excessive but I do like my toys.

For framed house, I would still go with 75 mm Hebel panels + vapour permeable wrap + 2.5 R batts in timber frame throughout for the best R value and noise insulation. I don't think there is any better option available on Australian market as of now. You wouldn't go for 2.7R batts ? What's your crit...

Thank you so much and appreciate your kind words. I can understand your concerns. One of the reasons I avoided exceeding my 7.0m height restriction was to sidestep planning approval and publishing of plans for planning permit. I do expect our builder to walk potential clients through my property bu...
