Well... I hope it serves as an example for other first timers. Don't trust a certificate. Definitely worth paying an independent inspector to go through the property with a fine-toothed comb - Even if the builder tells you that it will slow things down, which is clearly to avoid being held responsible for their stuff-ups.

Not sure. I would have thought someone from an impartial organisation is required to sign off on the work done (or in this case, not done). Who ever did should lose their job. I wonder how many others out there are unknowingly in the same situation...

Hi All - I hope i'm posting in the right area. Just looking for some advice on an issue which has come just come up at our 1 year inspection with Henley.

It turns out they forgot to install insulation in the ceiling - Yes, the entire ceiling. We only discovered this a couple of days ago when a Henley representative came out for the 1 year inspection. He popped his head up in the manhole to check on the insulation and informed me that it was missing.

So, Henley have booked the insulation company to come out and install it.

My next course of action is to write to Henley and demand that they cover a portion of my Heating and Cooling bills for the last 12 months as they are without doubt way higher than they should have been.

My questions are, Who is responsible for signing off that the House is 6 Star Compliant? Is it a representative from the VBA or someone internally at Henley? Also, if Henley decide not to come to the party, who should I approach in order to make them compensate me?

Moral of the story, when you have your handover inspection - Don't forget to check inside the roof.

How far into the process are you Sabba?
You'll have to create a build thread too, would love to follow your journey too.



We're booked in for our colour appointment on the 11th of this month and tender/contract will be early September both in one day. Our land settles at the end of this month, so everything should line up nicely. Also planning our wedding which is end of Feb (Fun!), so fingers crossed we'll be close to handover by March/April.

Our Fixed site costs were up around $24k including all the OH&S, retaining walls and other bits & pieces. Mickleham is quite notorious for rocks, so it didn't really surprise us. We saved on bushfire requirements though. We're inside the 'safe zone' by about 4 properties, so quite lucky there.

We've also opted for the Broadway facade with Colorbond roof - still searching around for brick colours which I think will be the toughest decision.

Main upgrades at this stage are extended garage, Deluxe electrical pack (with more LEDs to be added later), Cat. 2 laminate Floorboards and carpet (but we may check out that place you mentioned in Sunshine). No doubt we'll be hit with a million other options at Tender so we're keeping it conservative at the moment.

Hey there.. We're building at Trillium. We had a look at Merrifield but the only available land wasn't titled yet, so we would have had to wait a few months to kick things off. Saw the plans for the whole Donnybrook/Kalkallo area and it looks great. Can't wait til it's finished!

Snyde, we actually qualified for the (now not so special) double glazed promotion, so we have that covered. I've heard insulation upgrade isn't very expensive so we'll probably do that too.

Yeah good advice about the suppliers. We found that after speaking with Austral bricks, they divulged some information about which bricks are in which Henley categories, which is something the Cosham customer service people were unable (unwilling) to do. Austral actually gave us a print out which listed each Henley category and the style of bricks they contain, so it will make life much easier when cross-referencing the prices.

I read somewhere that you can request a copy of the tender to be emailed or posted out so you can read through it before the actual tender date. So we'll be exploring that option (hopefully its true).

Have you guys gone for Colorbond and if so, did you add the sarking option? I've read a number of different opinions on whether sarking is worth it. I was leaning towards it, but now i'm thinking just get a second whirlybird and that should be more than enough to keep air from condensing.

I had to sign up to this forum to say Awesome Thread! We're about to go through the same process in Trillium with the Carmelle Lux Q2 also, so we've taken some really handy pointers from your updates so far. Best of luck with everything... Looking forward to reading more as it develops!
