How does that fit on your block. If there is room at the back (left) it's probably the best place for it, leaving more usable yard space.

Sounds like you really need to work out what you are looking for first. When we were looking for a house we didn't want a fixer upper, but were prepared to do some work (mostly DIY). Depending also on what area you are looking at might help you work out how much work is likely eg new area, less work...

How much land are we talking about? $76k sounds like half of a suburban block worth, but a bit of his garden and hedge only sounds like a metre or two. Time to look of google earth images to see how long it has been there.

New doors and draw faces and a benchtop wouldn't be too hard to do assuming the cabinets are in good condition. The layout seems functional enough and looks like extending it would be a big task with the current tile layout and space.

Unitie - one per joist or double?

Redoing some rooms at home. Builder let me know to use some beams and hang the ceiling joist from them. All good, got myself some unitie straps and nailed them on, all good except for a mishap with the hammer and finger.. One per joist. Can't seem to work out if there should be two per joist after r...

As it's not very high do you really need the railing? Not having one will make the deck more open.

Put the study into the double doored linen press and make the study a storage cupboard? Might be able to ditch the single doored cupboard, but looking from here it could have been built that way as its structural.

I much prefer the satin/matte look. Gloss, polished and shiny surfaces show up too many finger/foot prints.

Thanks for the reply. Fortunately this section of roof faces East. The windows will be double glazed. Will also ask the window installers what they recommend. Increasing depth of rafters is definitely an option.

Thorough response Ponzu. Spending every last cent to get the perfect house and not having $ left over to live with isn't worth it. Our 'budget' wasn't set by the bank, it was set by us at well under what we were told we could afford. It was the next step up in the market, but with an affordable loan...

We are having 2 roof windows installed and will create an internal wall up against the rafters in that section. ...

In the process of rebuilding my three sons bedrooms. They will have built in robes in each. Being boys there is limited use for mirrors on the doors. Can you give me pros and cons for sliding vs hinged doors for the robes? So far I think hinged because if they are open they are 'in the way' and more...

If you are replacing the tiles with something else (carpet, floating floor etc) then I recommend remove, paint, replace flooring. Make the mess first with potential wall damage, paint while not worried about dripping paint on your nice new floor then flooring in which tends not to be too messy.

Go the higher ceilings if you want to install ceiling fans. I'm around 6' tall and don't noticed 2400 ceilings until there is a fan running seemingly mm from my scalp. I could very easily put a hand up and start the fan spinning before switching it on to save energy though  (they use most pow...

Are you likely to have a workbench in the garage? Get a light put over the top of that too. I also prefer a big flouro to batten light in the garage, you get a better light spread but I spend a bit of time fixing/building etc in the garage. Don't forget an outdoor PP out the back.

Those filament lamps are trendy aren't they? I asked how much energy they use while picking up some LED downlights and was surprised. Must be a conspiracy by the eleco companies to get us all used to using more energy again.
