I see your issue with north facing verses views. I'd try to put kitchen /dining/living from the nth east thru to the sthwest to try and make use of northern window for solar passive and swap theatre & study for main suite with door/access to deck to enjoy the view & watch those western rooms...

Yes they are. One of them has a pod on top (prefabbed and craned on) and I drove past one day and WHAT!!! where did that come from?? a few days earlier it was a single story. looks ok. Built on a subdivided corner (Rockingham) same as what I want to do but I don't need 2 story.
