Hi Laura...We were lot 507 before the bank knocked us back...regards your EMR question, I called an EMR expert and was advised not to waste my money on the reading and report as the effects would be negligible especially regards the power line. It would be okay even up to 20metres. the concern would...

bank didn't approve the loan cause the block borders power lines and saleability of property may be affected. It wasn't a good investment from their perspective, though no safety risk as i had that assessed, but made no difference. We'll just have to find another block away from all that...no worrie...

Hi Yvonne...flooring can be added as part of their recent offer for $2000, but general selection. While it is included for other builders, it's part of the cost differential...you still pay for it. The driveway is generally not an included item for most builders except a couple but that's only if yo...

Coral...just a heads up and whether your due diligence has reflected this...i think lot 527 is zoned E4 and dual occupancy and granny flats are not allowed...the zoning E4 extends to lot 219 and stage 4 release in most instances. On the idea of lot 219...3 degrees slope is too much for me...i'm sure...

We hope she has a speedy recovery. God bless. On another note we are going to try for lot 219 although at a premium and slope. On th...

We didn't exchange yet, only held it while we were in the process of signing off. I understand two lots have already exchanged. I just get my $1000 back and the lot goes to the next person in the queue that expressed interest in the lot. I understand that a last release of 80 lots will come in Janua...

We went through a broker who has access to a number of banks. Given our financial situation, their would only be a few options. But the reality is that it would still be the issue of saleability due to the power lines being a risk, and in the brokers opinion that it would the case with 80% of the le...

Anyone interested in Lot 507? It's going back on the market as unfortunately we can't make it happen. For those in stage 2 council has just got the latest zoning and lot 507 is not bushfire affected. We expect to try for the next stage but I guess the lots won't be as nice as this one. For the recor...

Just got dealt a furfee!!! While valuation was okay, the assessor placed a 4 from 5 risk regards saleability due to power lines!!!Hence the finance got knocked back. Anyone with this issue who bought near lots 501-510??? I did my due diligence by speaking to an EMR (radiation) expert before hand and...

hi coral...i'm lot 507..i've researched similar proposals and found that $220k is the cheapest 4bed you can put down unless you are the builder, but that is with little to no quality inclusions. I would suggest u speak to a local agent before planning a dual simply because it's not going to appeal t...
