Hi all, I have just had some new windows and weatherboards installed and they used Sikaflex Pro to seal around the window instead of flashing. Is this sufficient, and allowed? A couple of people have told me they have to have flashing, the builder insists they always just use Sikaflex instead. I'm r...

I now want to put a roof over the extended area to provide more shelter, I was wondering if anyone might have some suggestions of how I can do this witho...

The roof looks good, got an inspection tomorrow. There is supposed to be skylight going in the alfresco area, I'm guessing they just tile the whole lot and someone else will come and do the skylight and remove whatever tiles they need to, but will check with the site supervisor at the inspection jus...

Most of the screwpiles are in, but a few hit rock so they had to get some rock crushing machine back yesterday to break through it so they could the rest in. I complained higher up the company and got $4k dropped off the extra site costs, so bit of a win!

Make sure you all sign up for independent inspection for all the stages. Today was our first independent inspection before concrete poured for the slab, and Inspector found location of Ensuite drainage pipe was not right and he spoke to Simonds SS directly and got it fixed straight away. That was l...
That was lucky! How did you organise the independent inspection? What's it cost? Thanks

The subdivision was incomplete when I signed the contract, so the site costs were only an estimate. They've now hit me up with a variation for the additional $9,945 which they want payment for within 7 days! http://farm4.staticflickr.com/3732/9090046443_fba6c3b2db.jpg http://farm3.staticflickr.com/2...

Thanks Metroid. With the sewer depth confirmed at 9.88m I don't doubt the need for the piles, just the effort by the builder in estimating the site costs originally. Surely the width of the easement (3.5m) would have indicated to them that something significant was there and all they needed to do wa...

It seems the sewer depth is correct at 9.88m. Unfortunately I guess the builder was too lazy to make a simple phone call to South East Water to ascertain this when they did their original estimate of the site costs :/

Thanks Bashworth. I got the DBYG report back from South East Water but all they sent is a map showing where the sewer is which I already had, no information on the depth of it so will give them a call tomorrow, surely it wouldn't be difficult for them to look it up in their system!

Hi, I am building on a block of land that has an easement on it containing a 300mm sewer pipe. The builder has advised me that the pipe is 9.8m deep, and we therefore require screw piles in the slab to provide extra stablity should they ever need to dig up the pipe. This has resulted in an extra $10...
