Well if it makes you all feel any better, in Hobart I've yet to be quoted less than $12,000 per square :evil: That is all inclusive though, I note some of you weren't including things like floor coverings etc. Still, at twice the price it's not fun!!! I've heard there are builders for about $10,000 ...

i am not sure how old this house is but i'd guess roughly 10 years or so ........ possibly 20 tops. the previous house i lived in (which we owned not rented) was 20 years old when we moved in and 28 years old when we sold it and had aluminium framed windows which were no muss no fuss.

Would you have to technically be an owner builder to do this though? (eg say install the kitchen yourself) I thought if the builder is the 'offical builder' (??) for the project then they are responsible for a set period of time for any defects. I think the amount of maintenance and the desirability of timber windows depends partly on your climate. I live in Tassie and at the moment in a rental house with timber framed windows. You know birds crap on your roof as well as the rain falling on it. I don't think I'd like to be drinking or cooking with it. Birds poo in water reservoirs/dams where our town water is collected and so do FISH! :shock:

I personally find them really annoying - they are either in my face when I'm trying to do something on the benchtop, or if they are high enough not to be then I can't effectively see what's in them! We are probably not going to have them, or maybe shallow ones.
