Hi All, I just wanted to clarify a couple of things just in case you want to be an OB. You will need at least 40% deposit if you want the bank to lend you money. Greenify - we went thru NAB and borrowed 80% against the land and 80% of construction costs. We got 3 quotes for every big ticket item an...

There are 3 softwares that energy assessors can use. AccuRate, Bers and First Rate. Go to http://www.absa.net.au or http://www.bdav.org.au. These are the two accrediting agencies for all energy raters in Oz for more info. There are mostly small businesses that do the energy ratings but there is a co...

Basix Thermal Protocol is actually about the simulation method. Sorry. Had a read last night. I did google what's the difference between 3phase and single phase and from what I read it sounds like 3 Phase is more economical/efficient so based on that you probably get more browny points for 3 Phase.

So far, it seems that while BASIX is indeed terribly concerned about it, no-one seems to know WHY !! Cheers, P_D I don't think they even know why they are concerned with it. Have you had a read of the Basix Thermal Protocol (Google it). It might have something in there.

I'd guess the three phase-one. Did you know that Basix also makes it possible to plot in real energy usage, windows and insulation values, and so on, instead of relying on formulas as it does with the more basic version? It's not as cheap as using the formulas, and you do need someone who actually ...

I notice the Basix assessments all make a big deal about airconditioning, which I can sort-of understand, but wonder if they realise that any sort of airconditioning is very easily fitted after you move in !! Anyhow, my question is this, not only do they seek information about its EER/COP and Star-...
Sorry, I have no idea on this one. I've never tried to do one with single phase. You can register to do a Basix certifi...

Hi, Along with all the other documents to accompany a building application for council (NSW), I understand you need a Thermal Comfort Assessment/ABSA Certificate. What is a ABSA Certificate? Can you DIY these cert's, as you can the Basix? thank you woodchip ABSA is one of the accreditation bodies t...

Hi all, I've asked several experts about my roof and each has given me different information - I want to put in new sisalation and some insulation batts, but have a flat roof design, ie. very low pitch - so does this need to be taken into account when choosing products? Apparently foil backed roofi...
The short answer is Yes. The foil backed blanket is better than foil alone because the insulation part reduces the heat...

They don't all offer the same thing. Find a broker. Brokers also don't/can't offer everything available from every lender. They can also have their own bias tendencies towards lenders. You need to do your research, get recommendations from others, talk to the big banks but be open to smaller lenders...

It is really difficult to do kitchens IMO. I have googled your selections and have to say I would do the frosted glass with a brushed metal frame for the overheads. I think doing the grey sipple seal would be too much and too dark. My kitchen is white poly all over so not very adventurous and we hav...

We had an easement in our last place and youcan have a garden bed over the top of an easement. I'd hate looking at that too. Do you like clumped bamboo? You could put that stuff in for screening.

We have them and the electrician told us there were a few ways they could wire them up. Ours are: lights off blue led off. Lights on blue led on. You can have them the opposite way as well. You need to get the electrician back to fix it.

So, a bit of an update- met with architect last night to draw first draft of kitchen, pantry, store and laundry detail. Can't wait to see it properly drawn up, cos i'm sure i'll change things around. Got into a bit of an argument with DH on whether to put a canopy or undermount hood. I feel undermo...
