in your first photo you can see all the joins in your floor are slightly raised, looks like the same issue we have with our bamboo. Haha I certainly hope so! It's pretty funny actually, I bet not many builders build houses for the building surveyor that does their permits and inspections. Definitely worked in our favour that's for sure! If you have anymore questions feel free to ask :)

Decking does look amazing but it is hard work and very high maintenance. While I love the look of it, I'm not sure we'd do it again actually. Unless we could afford to pay someone to do it :lol: Concrete can still look really good and it's definitely a bonus that you don't need to restain it every y...

It can be considered an added protection for dampness, but the likelihood of much water getting through the bricks is fairly slim if they're done correctly, which I'm sure they will be. If any did happen to get in it probably wouldn't be much and wouldn't do any damage as the insulation isn't actual...

It would say sizalation in your tender if it was to be included. Do you have a copy of your energy report? If its not in that then your builder is doing it as they should be. Our house was wrapped before bricks but we only have 1.5 batts in our walls and 2.5 in our roof. So the bigger batts you guys...

Yay for bricks! That's so exciting!! I like the colour too :) I'm not sure about the lack of mortar on the inside, most houses I've seen have the wrap stuff put around the frame before the bricks so you can't see the bricks from the inside..

Oh sorry I thought you meant the garage side would be 20cms off the boundary but I have now re read and understand you mean the other bedrooms side. I don't think this would be approved, I'm sure you would need to be at least a metre off the boundary

In Victoria you can build a house anywhere from 0-150mm off the boundary, most go for 150mm as this allows enough room for the gutter and fascia. We did this with our house and basically its our boundary wall, as like you, it is our garage that is on this side. We fenced down this side but just left...
