im coming to see this when built. it is gorgeous. just warning ya My daughter just got back from an NZ holiday today Kiwi. Just been over for dinner enjoying her photos, god it is an amazing part of the world! I've only been there once but it was the best holiday I have ever had.

I did have the toilet/powder up near the laundry but moving it down helped get the deck a bit wider and meant you didn't go half way upstairs to get there. Always a compromise I guess but one we are happy with. In respect to the study nook question, I'm guessing you are talking about the extra space...

Thanks Dee, I suspect the little nook at the back of the family room may get sacrificed when the quotes come in but I’m hoping that even though it creates extra floor area, it actually reduces external cladding area.
