Thanks for the replies, we received the quote for the hse but it did not include extra footings or retaining which you can appreciate can add 10s of thousands to the cost. We asked for a fixed price and was told in order to do that they would need to arrange the engineering to determin soil type etc...

Hi Oneness, I was told th same by Beacon Lighting, I was also told the LED's dont generate much heat. Im not sure what to choose either. I like the look of down lights as I want ceiling fans but I dont like holes being cut in ceiling. Good luck with your choices,

We are in Adelaide & we had a deck built about 4years ago 8 X 5m 30-45cm off the ground and cost us $8000.back then, not cheap but sure does look good. I can not remember the name of the hardwood but it need to be oiled every 12-18mths to keep it looking good. Cheers

I have no personal experience in this but in this financial climate I would think they would be as competitive as builders offering discounts to win your business... it wont hurt to ask, you might be suprised. Best of luck,
