Bung a couple of semi advanced trees in, make a largish garden bed round each tree. Plant kangaroo paws in there. Nice tall ones, like Big red or Yellow Gem. However the yellow roo paws maybe not the right choice of colour for your home. Red though, that would look good. Get a nice formal hedge alo...

Im suprised its only 9 years old, i was thinking more 1970's. The house does look dated but if I was in the market i would consider it as I dont think it would be a lot of work and can see potential. Internally, I would look at painting over the blonde pine skirting and window trims (maybe its just...
I can't even imagine painting my skirtings as it is Tas Oak, and would be such a waste, I personally find it a feature ...

I'm not a gardening expert (far from it) but, IMO a front fence and some colour may help you secure a sale. http://i459.photobucket.com/albums/qq311/EB_Photos_2009/newhousefrontp.jpg I love what you have done with the fence it looks awesome, but we we hoping not to spend too much money on a revamp....

Hi Tall6 When we built nearly 10 yrs ago we installed Westinghouse cooktop, oven and range hood and also got a fridge and dishwasher from the westinghouse range, and to date the only thing that has gone wrong was the dishwasher needed a new element and that was a year ago. Hi Everyone, Thought I would add mine in here, some people might have already seen it as I asked for ideas when it was in sketch stage, now it is days away from going to an engineer, just waiting on Land Levels. Any more suggestions would be welcome. http://i876.photobucket.com/albums/ab322/vonwoman...

My personal pet hate. Offers over and giving a price range. If I see a range, then I take the lowest figure as my starting point and work down. Same with "offers over" - thats my starting point and I work down from there. Put it on at $570k - let people lowball the price and negotiate it ...
I agree with Huggy B, Always put it on at a higher price and then when/if they offer lower and it is accepted they thin...

Hi sraj, here's what I'd go with: http://house.yeoh.info/wp-content/uploads/2010/05/sraj.jpg I've made the following changes (from the front going back): move the study door to allow for book cases or storage along the long wall. I've also added in where I'd have a built in desk. There's room on th...

Hi vonwoman, Fiffaro makes a good point. If it's just sound deadening you want, as the others have mentioned, good acoustic batts and even the acoustic gyprock or 13mm plaster instead of the 10mm plaster will deaden some of the sound and make it quieter. If that's all you're after then that's fine....
It's hard to say what will suffice, as I am not used to any form of Soundproofing, and seem to manage to sleep when DH ...

We used rockwall on an external wall to block out sound from next door deck a pool filter, it does make a huge difference, so its worth the investment it was just over double the price installed over standard 1.5r batts installed. Cheers Lou Thankyou :)
Thankyou

Re: Are corner baths a lot more expensive?

There is an increase in price to go to the corner bath, that's providing that the standard option is only a stock standard bath. Again it all depends on the type of bath that you want. We upgraded to a corner spa when we built 9 yrs ago and I think that it was approximately $1000 give or take upgrad...

I'm a little bit lucky with the builder he is a personal friend who is happy to do whatever we want, he won't "rip our arses out and feed them to us" cost wise, which is good. The plan was designed by me so it's not a standard . I will definately weigh up the cost differences to add the ce...

Thanks for the ideas donuts, was trying to find a way to utilise study and formal as one room but still being able to close the study off if required, so I might look into some bifold doors or something.
