Bung a couple of semi advanced trees in, make a largish garden bed round each tree. Plant kangaroo paws in there. Nice tall ones, like Big red or Yellow Gem. However the yellow roo paws maybe not the right choice of colour for your home. Red though, that would look good. Get a nice formal hedge alo...

Im suprised its only 9 years old, i was thinking more 1970's. The house does look dated but if I was in the market i would consider it as I dont think it would be a lot of work and can see potential. My personal pet hate. Offers over and giving a price range. If I see a range, then I take the lowest figure as my starting point and work down. Same with "offers over" - thats my starting point and I work down from there. Put it on at $570k - let people lowball the price and negotiate it ...
I agree with Huggy B, Always put it on at a higher price and then when/if they offer lower and it is accepted they thin...

Hi vonwoman, Fiffaro makes a good point. If it's just sound deadening you want, as the others have mentioned, good acoustic batts and even the acoustic gyprock or 13mm plaster instead of the 10mm plaster will deaden some of the sound and make it quieter. If that's all you're after then that's fine....
It's hard to say what will suffice, as I am not used to any form of Soundproofing, and seem to manage to sleep when DH ...

We used rockwall on an external wall to block out sound from next door deck a pool filter, it does make a huge difference, so its worth the investment it was just over double the price installed over standard 1.5r batts installed. Cheers Lou Thankyou :)

There is an increase in price to go to the corner bath, that's providing that the standard option is only a stock standard bath. Again it all depends on the type of bath that you want. Thanks for the ideas donuts, was trying to find a way to utilise study and formal as one room but still being able to close the study off if required, so I might look into some bifold doors or something.
