Definitely not bamboo, not because they r invasive but the leaf litter will be your nightmare. Go with syzygium (lillypilly). They will go up to about 4-5 metres, may take quite a few years to get to that height.

I'm with Beazley77, but I would only flip the back half of the house, i.e. the garage and master suite remain as they are and flip the rest over so the living area facing SW and bedrooms on the SE. I am afraid you're fighting an uphill battle here. Not sure about other states, but in Vic I've yet to see a project builder who waterproofs the entire bathroom floor regardless what the BCA says, mine didn't. I have free standing bath tubs, the only thing I have is a cement sheet under tiles.

Since I am from WA, I should be fine? You can have anything/anyway you like in your bathroom/toilet and if you think it's the best way to clean it, then go for it. All I am saying is and I can't stress enough that you need to be 110% sure the water proofing bit is done right.

I guess it is more of a culture thing cause in Asian countries, we clean the floors of the bathrooms with a hose and a "broom with brush". Feels that it is much easier than carrying a bucket and mop around. That's because in some part of Asia where there is no such thing as shower cubicle...

If you want to hose down the floor, make sure the floor is water proofed and right up to the wall, not every builder water proof the whole floor, just the wet area. How about swapping bed 2 and bath/pdr around, so that the bed2's door is facing the study? adjust the size to suit of course. That way the bath/pdr is right behind the kitchen and people won't see the mess in the study when they go to the loo.
