Hi All My question for those that have build the Villina is what size land should I be looking at that would fit this house on. Also I want to make the study bigger as I will be working from home and want to know how much you are allowed to change the plans. I was possibly looking at the Villina 41...
Cathy, My advice would be to seek a land size to enable you to do a complying development. That will save you the hassl...

Progress is good. Kitchen is in. I am hoping for handover by the end of March so we can move in over the school holidays. That is the plan anyway. http://i1211.photobucket.com/albums/cc435/cwstewart63/P2220426.jpg?t=1298444201

T, Total price worked out at $150 per sqm including 5% wastage. This was for the following: 85x19mm Select grade Tallowood. Blackbutt is slightly cheaper. 15mm solid plywood. Waterproofing: 200micron polyethelene. Installation of the above (secret nailing). Sand & polish with 2 coats of Oil Modi...

Decision made. I went with Concord Timber for the tallowood floor for whole bottom floor. Reasonable price and at least a very specific quote so you know what you are getting for your money. A lot of quotes I got just said with "complete installation, sanding and polishing" so you are neve...

T, Yes I do mean a grated drain. Where you have a driveway sloping down torward the garage, then it is normal to have a grated drain across the driveway to collect any stormwater. I am also this week going to confirm a timber floor supplier. The short list is either Concord Timber or Northern Rivers...

Sabs1, Yes your driveway quote does seem high. How many sqm? My research shows should be $75-$85 per sqm for a steciled / stamped driveway. Who are you using? I also have to make a decision on driveway contractor soon. Mine is approx 90sqm and I also have a drain to put in the middle of it. Chris

Mercurysa, Yes I remember that the Masterton quote to us for sarking (also a villina) was about 2K. The sarking provides a water barrier and also reflects heat during summer. It is also mandatory for houses in bushfire areas, but otherwise is optional It is placed just under the tile roof battens. M...

Topdeck, try http://buybuildingsupplies.com.au/plain-concrete-blocks-200mm-series-c-37_292_227_892.html These are suitable concrete blocks you can use. I dont think you will get a precast stair the size you want as it would be far too heavy. Also look at the steel stair stringers as an alternative. ...

Miss Gisele, If you do a search on the forum for concrete driveway cost you will find that plain concrete is approx $60 to $70 per sqm and stenciled / stamped from $70-85 per sqm, but every driveway is different. Generally it seems that the smaller the driveway the higher the sqm price. Maybe $100 p...

MissGisele, I would suggest you visit your local council officer to get an idea on their costs. A good idea is to look at already approved DA's in your area and you should see the extra costs which council add. Check if they have online DA data. The key point for you will be whether you need a full ...

Topdeck, Mrs Rose is right the stairs are a safety issue. You will also need a least a 1m x 1m landing (not just stairs) outside the door. If the height was more than 1m above ground you would also need a handrail. I believe you will also need the driveway for suitable access. But again ask the cert...

Sunshine, For the Aircell another option you can consider is to buy the Aircell yourself and just supply it to Masterton for installation. Under Section 19 of the HIA contract it does allow for materials to be supplied by the owner. Hence Masterton can not object to this unless the materials are not...

Sunshine, Sorry for the late reply, but just got back to work from holidays up the north coast. For the alfresco Masterton did not give us a slab thickness but as Mrs Rose stated they will fill with concrete up to a level of 75mm below your house concrete floor level. So depending on the slope of yo...

T, Our alfresco slab 7 x 4 m = 28sqm was quoted at $3920. For this amount we can get a wooden deck, so instead of paying for concrete and then covering it again we decided to go straight for the deck. As cmhamilton says your price is very high unless your site is sloping. Piering if any should be in...
