I'm pretty sure the answer is you need a new door frame(Jamb, stop and all) 15mm between door faces? or 15mm between the front door handle and the security door screen? I suspect its between door faces and the only way to fix that is to replace the stop, but your frame might not be deep enough to tak...

I'm pretty sure you'll find that in your contract it states the builder is allowed to keep the margin he would have made had they supplied the product/item/service. If you signed it, then you agreed to let them have it.

It took our builder 17 drafts to get it right. They used a 3rd party drafting company that couldn't follow directions or in some cases draw in a CAD program something I drew on paper and provided to them for some of the components. It will depend on your drafter and how well the builder can communic...

I'm even more confused with your insurance deal than with the roof details. How much did they pay you to do all the fixes and how did they come up with the amount, do you have some sort of scope of work that shows what they based their payout on? Did you have the option to do it all via them, so yo...

Yeah I'm getting 28course garage but the pelmet is at 25course. Which will give me 2.18m height. Which I 'should' be able to squeeze my 4wd under. When you say pelmet, I assume you mean lintel(steel beam that supports the brick over the opening) And if you have a 4WD with roof rack or it raised or ...

A couplel of questions need to be answered first from you. You say 16 weeks, so I assume the contract startes 112 days inclusive o fdays for inclement weather, weekends and "other days" please confirm/clarify These are not hard evidence answers but I think they should be pretty close: 1) S...

The first/last issue you have will be how are you going to tell if the welds are suitable(ie. enough penetration, strong enough) You can buy steel stump that are pre made to be changeable heights, but I think they are meant to be cast in concrete once the height is set. basically they come at the sh...

Until I built a house I had no idea what a habitable room was, and I'm pretty sure that unless someone specifically knows the layout of your house they will have no idea either. Do you plan on permanently using the room as a bedroom or is it a transition type thing (renovating and need to convert a ...

Hi Leighton Actually, many people have been to Building Commission and have been disappointed, when they have wasted their time then they come to me. And you have what power to make builders fix defects that you find? Unfortunately the only way is VCAT but even if you get a finding in your favour, ...

can my council force me to relocate the cross over? Sort of. They can either knock back the proposed design because the drive access angle doesn't meet the code or they can tell you you have to move the cross over and in turn the drain. I'm pretty sure there would be a minimum turn radius in the co...

You could try a weather proof switch with a lid http://www.hpm.com.au/Products.aspx?pid=25#Switches-and-Powerpoints/Standard/WS44-Series- I know that one isn't particularly pretty but you may be able to find a nicer looking one around. I'll dig around and see what I else I can find

Why are they laying sir walter in winter.. seems very very weird. $6000? Did you lay 600sqm of turf? :o Thats what the OP says. Also OP, its winter, grass does not stay green all year round. Just because grass turns yellow doesn't mean its dying.

Will the current driveway and vehicle crossing be staying? (as is are you building another dwelling on the land or are you knocking the old one down and just building one? In any case, will it be costly? Yes It looks like the only option you will have is ask permission to move the drain at you cost....

What exactly do you want to hang? A standard metric house brick measures 230mm long x 1100mm tall x 76mm wide. This means you'll have to drill 76mm+ before you hit the other side. I doubt (although it may happen for some unknown reason) that anyone would feed a water pipe trough a single brick wall....
