I doubt whether you'll be able to build anywhere between 1000mm and 150mm between garage and boundary. Basically anything less than a human shoulder width will be deemed an OH&S risk for all councils so your 1000mm is generally the minimum unless it is 150mm.

I used to be a Franchise Manager in a previous business before Hallbury joined NBG and can tell you - and I haven't caught up with the owner for quite a while - that he is one of the best owner/managers of a building business that I have dealt with. In other words, no PD's won't change the plans! I think they're saying that with 85 designs if you don't like what they've got meh! I'd be looking at a smaller builder who will bespoke for you.

This is the stupidest thing I have every heard as being in the industry I have seen valuer issues but they crop up well before finance unconditional approval, not at settlement! For what it is worth, I have only read this for the first time now but I was contacted by a gentleman whom is an approved ...

I'd double check that you have concrete even? Most volume builders will not include concrete in alfresco's so if it doesn't say concrete on the plan assume there is no floor.

Also double check in your special conditions in your land contract what the implications are? If you've settled the block then no, they cannot take your block off you but probably they will have a clause for some sort of penalty such as a financial one?
